Homes near Juanita Beach Park — last week we showed you the beach. This week, the Kirkland neighborhoods around it: Juanita and Finn Hill.

Juanita wraps around the bay. Besides Juanita Beach Park, it's home to Juanita Bay Park, about 110 acres of wetland and shoreline with paved trails and two wooden boardwalks out to the lake. Nearly 200 bird species have been recorded there. The North Kirkland Community Center is here too.

Finn Hill rises just to the west and is Kirkland's green corner: the city says it holds 389 acres of parks and open space, about 38% of Kirkland's park land. That includes Big Finn Hill Park (220 acres and more than 9 miles of trails), O.O. Denny Park on Lake Washington with some of the area's oldest and tallest trees, and part of St. Edward State Park.

Finn Hill and North Juanita became part of Kirkland on June 1, 2011.

Homes near Juanita Beach Park — Kirkland's busiest waterfront park, with about 1,000 feet of Lake Washington shoreline on Juanita Bay.

The swim area sits inside a U-shaped dock with a sandy, shallow beach and lifeguards in summer. There's a pier for fishing, a spot to launch kayaks and paddleboards, a playground installed in 2020, tennis and volleyball courts, ballfields, picnic shelters, and the Juanita Friday Market in the summer months. People have been coming here for summer days since the early 1900s.

If you want a real lake beach you can walk or bike to, the neighborhoods around Juanita are worth a look.

Kent East Hill homes for sale — a swimming lake, a 154-acre nature park, and yards with room to breathe.

Life on Kent's East Hill is the everyday stuff done well: Saturday mornings at Lake Meridian Park with the beach, fishing dock and kayak rentals, a quiet loop through the meadows and woods at Clark Lake Park, ball games at North Meridian Park, and groceries and errands close to home. When work calls, SR-18 and SR-167 are nearby, and the Sounder train leaves from Kent Station down in the valley.

Right now buyers have more homes to choose from, and plenty of sellers are open to a real conversation on price and terms. If you've been priced out closer in, East Hill is worth a Saturday drive.

Kenmore homes for sale in Kenmore, WA — north Lake Washington living with a little more room to choose.

If Bellevue and Kirkland feel out of reach, Kenmore is worth a look. Quiet residential streets, everyday services along Hwy 522, and weekends that can start with a walk along the Burke-Gilman Trail or time at Log Boom Park on the lake.

Buyers right now often get more options and more room to talk terms when a seller is motivated — especially if you know which pockets fit your day-to-day life.

Renton Highlands — if you want Eastside access without stretching for a Bellevue sticker.

Picture a solid two-story home on a quiet family street: front porch, yard for kids or dogs, trees behind the block, and a straight shot to I-405 when work is in Bellevue, Seattle, or the South Sound. Grocery runs, parks, and everyday errands stay close.
