That’s something a property owner recently shared with us.

And it’s a good reminder that property management isn’t just about taking care of a home. It’s also about keeping the financial history of that home organized.

A replaced appliance, a plumbing repair, a major renovation — they may all be property expenses, but they aren’t necessarily treated the same way at tax time.

Good recordkeeping doesn’t begin in January. It happens throughout the year.

At Next Brick, we maintain repair invoices, work-order records, and monthly owner statements so our clients and their accountants have the information they need to review and classify expenses properly.

Because good property management isn’t only about what gets done today. It’s also about making tomorrow easier.

🧾 A little organization throughout the year can save a lot of scrambling at tax time.

These timelines are for starting the work, not finishing it, and they begin once a written request is received. Some repairs take longer to complete, especially when parts need to be ordered.

At Next Brick, residents submit requests through our online maintenance portal, so every request is documented and time-stamped from the start. We sort each one by urgency, coordinate the right vendor, and keep owners updated along the way. For fire, gas leaks, or anything life-threatening, call 911 first.

That means faster fixes for residents and fewer surprises for owners.

Your comfort matters. Before submitting a maintenance request, check your thermostat settings, air filter, and vents, and see whether a breaker has tripped. Sometimes, a simple adjustment can get the heat flowing again.

Still having trouble? Submit a request through Property Meld and include what you’ve checked, any error messages, and photos when possible. These details help our repair team assess the issue and coordinate the right next step.

At Next Brick, we believe good maintenance starts with clear communication, practical guidance, and timely follow-through—helping you keep your home comfortable throughout Seattle’s colder months.

At Next Brick, we review visible, accessible areas of the home for maintenance concerns—such as signs of leaks, loose fixtures, and wear that may need attention.

Residents can share concerns they’ve noticed, and owners receive a documented update with recommended next steps.

That means better visibility into your property and more opportunities to address maintenance early. 🔧

𝗙𝗮𝗶𝗿 𝘀𝗰𝗿𝗲𝗲𝗻𝗶𝗻𝗴 𝘀𝘁𝗮𝗿𝘁𝘀 𝗯𝗲𝗳𝗼𝗿𝗲 𝘁𝗵𝗲 𝗮𝗽𝗽𝗹𝗶𝗰𝗮𝘁𝗶𝗼𝗻.

Before anyone applies for one of our homes, they can see exactly what we look at: income, credit, and rental history. It's written right into the listing, so nobody has to ask or guess.

That way, renters can decide for themselves whether a home is the right fit before paying an application fee. And every application is reviewed against the same standard, every time.

It's how Washington expects screening to work, and it's how we think it should work anyway.
Questions about a listing? Just ask. 🔑

𝗚𝗼𝗼𝗱 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗺𝗮𝗶𝗻𝘁𝗲𝗻𝗮𝗻𝗰𝗲 𝗶𝘀𝗻’𝘁 𝗷𝘂𝘀𝘁 𝗮𝗯𝗼𝘂𝘁 𝗳𝗶𝘅𝗶𝗻𝗴 𝘁𝗵𝗶𝗻𝗴𝘀 𝗳𝗮𝘀𝘁. 𝗜𝘁’𝘀 𝗮𝗯𝗼𝘂𝘁 𝗸𝗻𝗼𝘄𝗶𝗻𝗴 𝘄𝗵𝗲𝗻 𝘁𝗼 𝗮𝗰𝘁 — 𝗮𝗻𝗱 𝘄𝗵𝗲𝗻 𝗻𝗼𝘁 𝘁𝗼.

There are three ways we think about maintenance:

Reactive: Something breaks, we fix it. A leaking faucet, a failed appliance, a branch down after a storm. Some reactive maintenance will always be part of owning a home.

Preventive: We use age and recommended service intervals to get ahead of problems — servicing equipment, cleaning gutters, inspecting roofs and planning for systems approaching the end of their expected life.

Predictive: This is where maintenance gets smarter.

Instead of replacing something simply because it’s old, we look at what the property is actually telling us through inspections, repair history and vendor diagnostics.

A 15-year-old furnace performing well may not need replacement. A much newer water heater showing corrosion may need attention now.

The goal isn’t to replace more.

It’s to catch problems earlier, avoid unnecessary replacements, and put maintenance dollars where they matter most.

That’s the difference between simply repairing a rental and actively managing the asset.

𝗙𝗼𝘂𝗿 𝘆𝗲𝗮𝗿𝘀 𝗼𝗳 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗺𝗮𝗻𝗮𝗴𝗲𝗺𝗲𝗻𝘁 ended with an email we were genuinely happy to receive.

Jim’s renters purchased the Renton home they had been living in. And just like that, our job managing the property came to an end.

Property management has a funny way of taking you through unexpected chapters. New residents, repairs, renewals, changing markets, difficult decisions—and sometimes, the people renting the home become the people who own it.

After four years together, 𝗝𝗶𝗺 𝘄𝗿𝗼𝘁𝗲:
“Your company has been fantastic to work with.”

That sentence means more to us because of everything that happened before it.

At Next Brick, we’re fascinated by the twists and turns of property management. Being Customer Driven means helping our owners navigate all of them—not just when things are easy, but through every transition until the very last handoff.
