Real talk though — this is the perfect month to check your roof, clean the gutters, and service that heater BEFORE the first cold snap hits and every HVAC company in Texas has a two-week wait.

The house that’s perfect on the listing photos can still be hiding expensive problems.

Three things I tell every buyer to look for the FIRST time we walk through:
1. Water stains on ceilings — old leak or active leak?
2. A sloping floor or cracks above doors — foundation talking.
3. An AC unit older than the teenager in the driveway. In Houston, that’s a $8–12K surprise waiting to happen.

None of these kill a deal by themselves. But you want to know BEFORE inspection day, not after.

Let me put it in plain English.

When you rent, you write that check every month and at the end of the year you've got... receipts. That money helped pay off somebody else's house.

When you own, part of every payment goes toward something with your name on it. Your house gets a little bit more yours every month.

Now — everybody's real number is different. Taxes, insurance, down payment, all of it changes the math. That's exactly why you don't guess at it.

Before you just pay it, do two quick checks:

1. Is your homestead exemption on there? If this is your main home and it's missing, you're paying more than you have to.
2. Does the county have your house right — size, bedrooms, condition? Mistakes happen, and you pay for theirs.

And start your file now for next spring's protest season (that deadline hits around mid-May). The folks who win are the ones who already have their street's real sold prices in hand — not scrambling at the last minute.
