We recently spent an afternoon swinging for a good cause at Habitat for Humanity of Greater Baton Rouge’s fundraiser ⛳ The event supports their home builds across our community, and as of that day, Habitat has completed 430 builds. Every one of them started with support like this.

Branden, Brittany, Donna, Calvin, Kelli, and Logan represented Barker, and Justin Smith with Smith Maintenance joined in too. We’re proud to work alongside Habitat as a partner and to show up for the work they do in Baton Rouge 🏠

Most owners price property management against zero.

The fee is a real number, so it gets compared to the cost of doing nothing. But doing nothing has a cost too. It just never shows up on one line.

Vendor rates. A one-off call pays a one-off rate and waits in line. Because we bring our vendors steady, repeat work, we are often able to secure better rates and faster turnaround than a single call would.

Turnover. When a good tenant leaves, the empty space is the cheap part. Marketing the vacancy, preparing the space for someone new, and months without rent are the expensive part.

Reactive repairs. A repair you schedule costs what it costs. A repair that schedules you costs that, plus the damage, the downtime, and the rush.

The fee is real. So is the other column. Most owners have never added it up.

That is the math behind full-service property management.

The difference between a maintenance schedule and a maintenance emergency is a date.

Here is what fall looks like on ours:

▪️October: HVAC serviced before heating season.
▪️October and November: air filters changed on schedule, not when someone notices.
▪️October and November: landscaping trimmed back, gutters and drains cleared ahead of the leaves.
▪️October: fire and life-safety checks. Extinguisher tags, alarm and sprinkler testing, exit lighting.
▪️Every month: a walk through the property, so small things get caught while they are small.

Everything on a schedule is a line item you already planned for. Everything that is not tends to show up as an emergency, at emergency pricing.

For the properties we manage, we stay on top of these details year-round. Managing on your own? Save this as a starting point.

Two reasons to celebrate Branden this week!

Today is Bosses Day, and Tuesday is his birthday. Nine years ago he started Barker because he believed property owners deserved a management firm still small enough to actually be of service, and that is the standard he holds the rest of us to.

From the whole team: thank you for the bar you set, and for the way you show up for the people who work here.

Happy Bosses Day and happy early birthday, Branden! Leave him a birthday wish in the comments.

Next year's roof is cheaper this year.

We have watched it happen. A roof replacement goes on the plan, the owner decides to wait, and when the problem comes back it comes back urgent, at about three times the cost. Nobody chose that outcome. The calendar chose it.

The items most often left off a 2027 budget are the big ones: HVAC, roofs, elevator maintenance, landscaping upgrades, a fresh coat of paint on the building. They are not forgotten so much as pushed to next year, again.

Here is how we handle it. We build a proposed budget from what your building actually needs, you review it, and we finalize it together. The capital items land on the plan a year ahead, where they are cheaper, calmer, and yours to decide.

October is when 2027 gets decided. If your property does not have a capital plan yet, let's build one.

The best thing we can say about a property we manage is that the owner hardly hears from us.

That is not neglect. It is the arrangement working.

Here is what it looks like in practice. We agree on a spending threshold for routine maintenance up front. Under that line, things simply get fixed: a lock that sticks, a toilet that runs, a ceiling tile that needs replacing. You never hear about them. Above that line, you hear from us before a dollar is spent, and the decision stays yours.

One of our owners lives on the other side of the country. We talk a handful of times a year, because that is all it takes.

That is full-service property management. The problems you never hear about are the ones we already handled.

Most fire code problems in a commercial building are not dramatic. They are a tag that expired.

Fire Prevention Week is a good excuse to check the short list:

▪️Fire extinguishers in every unit, inspected and re-tagged on schedule. Not having enough of them is one of the most common fire marshal violations.
▪️Alarm and sprinkler systems tested and certified.
▪️Exit signs and emergency lighting working.
▪️Smoke detector batteries changed when the clocks change. For tenants, this is the one that is yours.

Everything else on that list is a scheduled inspection with a date and a vendor attached, which is exactly how it should stay.

If Barker manages your property, this is already on our list. Managing it yourself? Save this as a starting point.

Every major system in a building has a date on it.

The roof. The HVAC. The elevator. The exterior paint that has been "fine" for a while now. None of it lasts forever, and all of it is expensive on the day it stops working.

The difference between a capital project and an emergency is usually whether someone was watching the calendar. Knowing the remaining life of each major system. Putting the replacement on next year's plan instead of this year's surprise. Giving you time to make the decision on your terms.

Most capital expenditures are planned and budgeted well ahead of time. The ones that are not planned are the ones that turn into emergencies.

That is capital project planning, and it is a core part of how Barker manages property.
