Welcome to House Talk with Remy, posted every Thursday! Let’s talk HOAs. When you’re buying a home, you’re not just choosing the house. You’re choosing the neighborhood and its rules, too.

Before making an offer in a neighborhood with an HOA, take the time to understand what comes with it. What are the annual or monthly dues? What do those fees cover? Are there restrictions on things like exterior changes, fencing, parking, pets, rentals, or even where you can keep your boat or trailer?

An HOA can offer benefits like maintained common areas, neighborhood amenities, and standards that help keep the community looking its best, but every HOA is different. The important part is knowing what you’re agreeing to before you buy, not discovering it after you move in.

Things I wish sellers would stop doing… making changes to the house BEFORE talking to their agent. Before you start repainting rooms, replacing fixtures, or spending money on updates you think will help your home sell, talk to your agent first! Some changes may be worth the investment while others may not make much of a difference to buyers at all.

The same goes for getting your home photo-ready. 📸 I’m a big believer in bringing in a professional stager who knows exactly how to highlight your home’s best features and make each space shine in listing photos!

Natural lighting can completely change the way a home looks and feels. Large windows, glass doors, and an open layout allow sunlight to travel throughout a space making rooms feel brighter, warmer, and even more spacious.

And when you’re touring a potential home, don’t just pay attention to *how much* natural light you're getting. Think about where it comes from and what time of day it enters the home. The direction a home faces, window placement, surrounding trees, and even neighboring structures can all affect how much natural light you'll actually enjoy throughout the day.

It’s one of those details that might seem small during a showing, but once you live there, you notice it every single day!

Fun fact: Remy loves to hike.

I could do it all day long. And who knew we had nice hikes here in Louisiana?! Frenchtown was clean, cleared, peaceful, and pretty. No it was not challenging but connecting with nature is one of the greatest gifts we are able to receive, in my opinion.
