The lease ends in 90 days and nobody has said a word about it. That’s usually how a vacancy starts.

A single-family rental has no other units to carry it through that gap. One empty month is one full month of lost income.

But the fix isn’t complicated. Start renewal conversations early. Give the tenant time to think, and give yourself time to plan if they say no. Review current market rent before you name a number. And make sure the lease you’re offering actually reflects what the property needs today.

Keeping a good tenant almost always costs less than replacing one.

Heating service, plumbing checks, snow removal plans and roof inspections. All of these are easier and cheaper before the season starts than after something fails.
