Zinsco panel — logo on the door, directory stamped 1968, rust at the bottom of the can.

Inside: crowded breakers, dust, and terminations where copper strands aren’t fully under the lug. Older Zinsco gear is commonly flagged for further evaluation or replacement by a licensed electrician.

Buyers don’t open the panel on a casual walkthrough. This is why the inspection matters.

Outdoor GFCI on the stucco — no weatherproof cover, and the housing is broken at the top corner so the metal box shows through.

Outdoors, that cover isn’t optional. Rain and dew hit the receptacle and the opening behind it. Buyers walk past this every day without noticing.

Busted truss member in the attic.

Deep split. Chunk missing. Looks like this lumber may have gone up damaged — not something that quietly “happened over time” after years of perfect framing.

Attics hide structural problems buyers never see on a casual walkthrough. When we find damage like this, it belongs on the report and in front of a structural pro.

Those little paint blisters on the ceiling above the shower?

They weren’t from steam. A water line in the attic over this bathroom had cracked — so every time someone turned the water on, it leaked into the ceiling.

Small bubbles. Big problem overhead. This is the kind of thing a walkthrough misses and an inspection catches early.

Broken wye joint where this home’s main drain meets the city sewer — and the main vent ties in here too.

That hub is cracked wide open. Wastewater can leak into the soil, and soil can wash into the line. Buyers rarely get to see this until it’s dug up… or until something backs up.

This is why “it drains fine” on a quick walkthrough isn’t the same as an inspection.
