Can 1% really affect your budget that much?
Say you, as a buyer, can afford about $2,000/month for principal and interest. At a 6% mortgage rate, that payment supports roughly a $333,000 loan on a 30-year mortgage. If rates rise to 7%, the same $2,000 payment supports only about a $300,000 loan. That's a difference of roughly $30,000, about 10% less buying power.
So when Jim says a 1-percentage-point increase in mortgage rates can slash buying power by nearly 12%, he's talking about this mathematical effect of the higher interest cost. While 12% is a loose figure, the principle remains true.
Even though interest rates have continued to climb, Red Leaf Realty and its affiliated Lenders are here to help with creative solutions that include temporary & permanent rate buy-downs, alternative/structured financing, and strategic property selection and value-add properties.
