Getting my out-of-town buyers to the closing table at 2019 Terrazzo Lane took preparation, persistence, and a willingness to pivot.
We started with a carefully planned tour of six homes while they were in town. And then, after they left, the ideal property hit the market.
𝑆𝑜 𝑤ℎ𝑎𝑡 𝑑𝑖𝑑 𝑤𝑒 𝑑𝑜?
I headed over and brought them along via Zoom. We walked through the property together, with me serving as their eyes on the ground and making sure they could ask questions in real time. Miles away, but part of every step.
Then we ran the numbers. All the numbers. Because an offer needs to make sense for the buyers and their goals.
Along the way, those goals evolved. What began as a search for a second home for vacations became an investment property purchase. We adjusted, worked through the details, and kept moving.
Were there surprises? Of course.
Last-minute lender questions about the solar panels. An estoppel that delivered a “say what now?” moment. The kinds of details that require you to get answers, coordinate quickly, and stay steady. But my clients never lost their joy.
Why? I believe a big part of it comes down to communication. My motto is simple:
Never let your clients have to send out a search party to get information about their transaction.
And when the news is not so great? You will find me on the phone with my clients—not hiding behind paperwork. We talk through what happened, what it means, and how we move forward.
They should know what is happening, what comes next, and who is handling it. Working with an out-of-town buyer means making the process feel as personal and connected as if they were sitting right next to you.
In the words of the great “prophet” Captain Jack: “The problem isn't the problem. The problem is your attitude toward the problem.”
My attitude? Every problem is an opportunity to solve something. That is where you demonstrate your true value.
Through every pivot, this scripture comes to mind:
“𝐵𝑢𝑡 𝑙𝑒𝑡 𝑝𝑎𝑡𝑖𝑒𝑛𝑐𝑒 ℎ𝑎𝑣𝑒 ℎ𝑒𝑟 𝑝𝑒𝑟𝑓𝑒𝑐𝑡 𝑤𝑜𝑟𝑘, 𝑡ℎ𝑎𝑡 𝑦𝑒 𝑚𝑎𝑦 𝑏𝑒 𝑝𝑒𝑟𝑓𝑒𝑐𝑡 𝑎𝑛𝑑 𝑒𝑛𝑡𝑖𝑟𝑒, 𝑤𝑎𝑛𝑡𝑖𝑛𝑔 𝑛𝑜𝑡ℎ𝑖𝑛𝑔.” — 𝐽𝑎𝑚𝑒𝑠 𝟣:𝟦 (𝐾𝐽𝑉)
To my buyers: Thank you for your trust, your patience, and the joy you brought to this journey. Congratulations on your next investment property!
And in my Olivia Pope voice…
“It is handled.” And we are CLOSED.
