A lot of real estate advice sounds smart because it’s been repeated for years. 🤭

That doesn’t always mean it still fits the market you’re in now.

“Wait until spring.” “Price it high and come down later.” “You need 20% down.”

None of those ideas are automatically right or wrong on their own. The problem is treating them like rules instead of looking at the actual situation in front of you. 👏

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget.

That’s why I’d rather give someone context than a canned answer.

If you’ve followed me for a while, you may have seen me share moments from volunteering at local schools with girls and teens over the years. A lot of that work has been through Girls Empowerment Network (GEN), an organization I’ve really enjoyed being involved with.

I’m excited to share that I’ve been selected to join the Girl Advocacy League (GAL) Leadership Committee, where I’ll be serving on the Events Committee!

GAL is the adult advocacy and giving community of GEN, bringing people together to support an organization dedicated to empowering girls, building confidence, and helping young people recognize their potential.

After years of volunteering with GEN, I’m excited to expand my involvement and help create more opportunities for our Austin community to connect, give back, and support the next generation of girls. 💜

And this week, we’re hosting something fun! 🎃

Ghouls Empowerment Network is a spooky housewarming celebration at GEN’s new home in Austin!

There will be costumes, games, treats, and an opportunity to meet some of the people behind GEN, learn more about the work they do, and discover ways to get involved.

Whether you’ve been looking for an opportunity to give back, meet more people in the community, or just want to learn about a great local organization, I’d love to see you there!

Okay I’ve done enough of the hints, I’m spilling the tea! 👀🫡

I officially moved my real estate business to Open House Austin!

I actually planned to share this a few weeks ago, but September clearly had other plans for me. 😂 (IYKYK)

This wasn’t a decision I took lightly. I’ve spent the last five years at a larger brokerage and genuinely valued the experience, resources and everything I learned there. For me, this move came down to alignment and where I’ve felt pulled to go next.

Maybe it’s the small town girl in me, but there are things I’ve always loved about smaller locally connected businesses. I wanted to find a way to have that sense of community and collaboration without giving up the technology, resources, strategy or level of service I’m able to provide my clients.

Basically, I wanted the best of both worlds and I feel like I found it. 🫶

If we know each other, there’s a good chance we originally connected through a referral, an event, an online community, or even because you liked how I sold a home in your neighborhood. My business has always grown through real relationships, and Open House Austin gives me more opportunities to stay connected to the people and communities I serve through education, events and just being more involved locally.

But the core of my business isn’t changing. I still love the strategy behind selling a home well, figuring out how to position it in the market, knowing where the leverage is in a negotiation, and helping my clients make smart decisions when they’re buying, selling or making a bigger move.

And hey, if you want absolutely nothing more than a business relationship with me bc you just really like how I help you buy or sell real estate, I’m totally cool with that too. 😂 I promise it won’t hurt my feelings.

Same Realtor. New brokerage. A place that feels aligned with how I’ve always naturally done business.

And yes, I think we need a lil party to celebrate. What do ya say? 👀🎉

The first rule of Austin? We don’t talk about the spots we don’t want everyone else finding. 😂

I’m sorry, but once you watch one of your favorite places get discovered and suddenly you can’t get in anymore… you understand the need to gatekeep a little.

So I gave away a few of mine. The rest? You’re getting clues and that’s the best I can do. 🤣

And consider this your reminder that there’s a whole lot of Austin outside of downtown, SoCo and Zilker. Some of my favorite spots are actually north, northeast and a little outside the city.

Most homes in Pioneer Crossing are taking around 70+ days to sell and closing closer to 93% of list price

These are all homes I’ve sold in this neighborhood, and they went under contract in about 15 days and closer to 99%

That’s not one lucky result, it’s how I approach pricing and positioning from the start

When a home is priced too high and adjusted later, it usually slows momentum and weakens negotiating power

When it’s positioned correctly upfront, it creates stronger interest early on and leads to better terms

This is something I’ve been able to replicate across multiple neighborhoods, not just here. If you’re thinking about selling, I’m happy to walk through what this could look like for your home.
