Part 2 of the September snapshot: the closings.
1,815 Austin-area homes closed in September at a $439,000 median price — and the headline for sellers is this: they kept 98.1% of their final asking price.
The catch? That compares to the *final* ask. 5,043 listings took a price cut during September. Homes that sold moved in 53 days; the ones that did not are why the listing-side average sits at 80.
Translation: buyers have leverage, but they are not stealing homes. Sellers who price to the market get paid. Sellers who price to 2022 sit.
Same story nationally: NAR reports 4.8 months of inventory and says buyers now have "improved negotiating power."
Ask $446K, sell $439K — that is the market doing its job.
