Two years in a row… and the Roadrunners have brought home the championship again! 🏆

A couple weekends ago, we headed to City Reach Church’s Man Camp as the defending champions, ready to compete against 24 teams in challenges like tug-of-war, truck pulling, push-ups, and the hammer-and-nail competition. With teamwork, determination, and a little friendly competition, they pulled off another championship win!

But Man Camp is about much more than the competition. This two-day event brings men together to camp, build friendships, dig into the Word, and become better equipped to lead in their homes and communities. Now in its third year, the Roadrunners have built a close-knit group of men who have become more like brothers. Between the team nicknames, music, personalized songs, and coming ready to give it their all, these guys definitely know how to make an entrance!

We’re proud to see the ZahnZetl Real Estate Group flag flying high in those championship photos. Two championships down, and the Roadrunners are already looking ahead to next year. Can they make it three in a row? 👊🏼

We tried a new spot this past weekend after church, and it might just become one of our new go-to places!

As we settle into our new house, we’ve been on the lookout for a good Vietnamese restaurant closer to home since it’s one of Kristen’s favorite types of food. Hao Hao caught our attention for a few reasons:

First, the inside was much more modern and upscale than your typical Chinese restaurant, with some really nice finishes throughout. One thing I thought was unique was that they offer both Chinese and Vietnamese dishes, so there’s a little something for everyone.

I went with the garlic chicken with water chestnuts and white rice. Kristen ordered the pork vermicelli, and she really enjoyed it! The boys went with lo mein and shrimp fried rice, so we had a pretty good variety around the table.

The biggest surprise? The portion sizes! We all ended up taking leftovers home, and with meals ranging from around $13–$20, we felt like we got a lot of food for the price.

Another thing worth mentioning is that this restaurant is in a booming area with lots of new restaurants and businesses popping up. It’s always fun discovering local spots as an area continues to grow.

We’re glad we gave this place a try, and we’ll definitely be keeping it in mind for our next craving for Chinese or Vietnamese food.

Sometimes blessings come at the most unexpected times. 🙏

Life has a funny way of changing plans, and sometimes God opens a door you weren’t even looking for. We’re excited to share that we have officially sold our home in Leander and are moving to Georgetown!

This wasn’t necessarily the next chapter we had planned, but we’re incredibly grateful for the way everything has come together. We’ve made some great memories in Leander, and we’re thankful for our time there, but we’re excited to see what God has in store for our family in Georgetown.

Here’s to unexpected blessings, new beginnings, and trusting God with the next chapter. 🏡

Yes, I’m lookin’ at you 👀. Because if you’re waiting for interest rates to drop, here’s the good, the bad, and the downright ugly about that.👇

The Good:
Sure, a slight dip in interest rates could lower your monthly mortgage payment.

The Bad:
If rates do fall, realize you’re not the only one who has been waiting for them to drop. Other buyers are going to flood the market, which means more competition (think back to the days when we had multiple offers, resulting in homes selling for way over list price).

The Ugly:
Buyers that have decided to "wait out the market" are missing out on a great opportunity. With the current limited buyer pool, sellers are more willing to negotiate - thus giving buyers some power. And homebuyers need to remember that if rates do come down, there's always an option to potentially refinance!

Bottom line: waiting now could actually cost you more later.

We are sure you have heard the saying "out of the red" when someone is talking about trying to get out of debt. But did you know that, historically, citizens of Scotland and Ireland used to paint the front door of their home red to show they no longer had a mortgage? It was a symbol of financial freedom and pride that they no longer owed on their home.

Here in America, about 38% of homes are owned mortgage-free! What an exciting day that is when you know it's "yours" outright.

But once you are ready to paint your door red, it doesn't mean you need to stay there forever, now that it's finally paid off. We've seen many folks who have raised their families in their home for many years here in Leander, own it outright, but realize that moving into a single-level home or downsizing would allow them to stay living independently much longer, giving them the freedom of the main floor laundry, more accessible bathrooms, fewer steps, and maybe the attached garage they always dreamed of!

Yesterday, someone told me they weren't buying a home because interest rates were too high. Last year, someone said they weren't buying a home because prices were too high.

Spoiler alert: Interest rates will continue to fluctuate and home prices may come down a bit, but they will mostly stabilize.

It's basic supply & demand, it's not 2008.

And the reality is that, while you're waiting for one of those things to be "just right," you're only increasing your chance of missing out on the right house here in the Leander area.

My best advice is to find the right house.

Buy the house you like in the neighborhood you want to live in. Find your dream home & refinance later. Or ask for seller concessions to buy down your rate. Or ask your lender about an adjustable rate mortgage.

Find your dream home and focus on how quickly you can create memories in it, not how quickly it can appreciate as an asset. Historically, over time, it absolutely will.

But that's not the point.
