Congrats to my wonderful seller on the sale of her pristine condo in Southwest Austin! This market can be bumpy, but this seller stayed the course until we found the right buyers. Thank you, Maggie Morgan Thurston, for another seamless and peaceful closing, as always!

📍 Find Me Friday: That’s Sew Austin

This Friday’s spot is a little different because it’s personal. This is the happy place of my youngest daughter Hallie - the place where she not only she takes sewing lessons, but also creates her own patterns, and is mentored and guided as she creates her own designs start to finish.

That’s Sew Austin is a cozy sewing studio in its new location on Burnet Road, started by a vibrant woman named Raeven who was trained in Fashion Design at Savannah College of Art and Design and has turned her love of fashion and sewing into a welcoming studio that welcomes sewists of all ages and skill levels. It is set up for one-on-one lessons, so you’re not just watching a video or sitting in a big class, you’re actually working alongside an instructor who’s paying attention to what you’re doing.

I can’t even explain how incredible it has been to watch my daughter blossom in her skills. She went from basic sewing skills to now confidently designing, making a pattern, selecting fabric, constructing the garment, sewing in a zipper, and putting on the finishing touches of her design. The ladies at That’s Sew Austin have guided her and encouraged her at each step of the way, always making sure she is doing things the right way!

If you or your child (or parent!) are looking to learn something new, it’s worth checking out.

They’re open Tuesday–Saturday 12-9pm and Sunday 12-7pm, closed on Monday.

📍 Can you guess this ?

This week’s spot is one that holds a special place in our hearts, and it’s one of the best sushi spots in the entire country!

This is Uchiko! 🍣

My husband and I have been coming here for date nights and special occasions for years, and it never disappoints. Located on North Lamar, Uchiko serves up some of the best sushi we’ve ever had, alongside creative small plates that blend unexpected flavors in the most delicious ways. The chefs clearly love pushing boundaries here, and it shows in every single dish.

Whether we sit at the sushi bar for that up-close experience or settle into the dining room, the vibe always strikes a great balance. It’s lively but comfortable, elegant but not stuffy. It’s the kind of place we return to again and again for birthdays, anniversaries, or just an excuse to treat ourselves to something memorable. The service consistently impresses us too. Knowledgeable, attentive, and the kind of hospitality that makes a great meal even better.

Uchiko will always be one of our favorites, and that’s exactly why it earns its spot in this week’s .

What’s your favorite dish at Uchiko?

Thursday | Mold Part 2 🏠

If you saw last week’s post about mold, I talked about some of the places mold can hide in your home and why it’s not always easy to spot. Today, I wanted to follow up with something else homeowners should think about: insurance. 🛡️💫

Mold can become a very expensive problem VERY FAST, especially when it has been growing behind walls, under flooring, around HVAC systems, or in other areas where it goes unnoticed. 💧

One thing I recommend doing is checking your homeowners insurance policy to see exactly what is and isn’t covered when it comes to mold inspection and mold remediation. 📄 Some policies may have limited coverage, while others may exclude certain types of mold damage depending on what caused the moisture.
We learned this firsthand after dealing with mold exposure in our own home. Testing and figuring out where the moisture was coming from was one thing, but remediation can become a much bigger expense. 💸💸💸

The best thing you can do is be proactive. 🔎 Keep an eye out for leaks, moisture, condensation, musty areas, and water damage, and know what your insurance policy actually covers before you need to use it. Look into adding a “mold rider,” if possible!

A little prevention and an insurance policy you understand can save you a lot of stress and potentially a lot of money down the road!💰

Have you ever checked your homeowners insurance policy to see if mold is covered?

Where Can Mold Hide in Your Home? 🏠

When most people think about mold, they picture something obvious on a wall or ceiling. Mold isn’t always that easy to spot. It hides in places you don’t see, especially when moisture or a small leak has gone unnoticed for a long period.
Some areas of a home that are worth paying extra attention to include:
💧 Roof leaks and previous water intrusion
🚿 Bathrooms where grout or caulking has failed
❄️ HVAC systems and areas where condensation can build up
🚰 Under sinks and around slow plumbing leaks
🌡️ Rooms, closets, and other areas where humidity stays high
🪟 Around windows and exterior doors where moisture can get in
A slow leak doesn’t necessarily create a big puddle on the floor.

Sometimes it’s just enough moisture behind a wall, underneath flooring, or in another hidden area to create a problem over time.
We dealt with mold personally in our own home, and it really changed the way we look at moisture and home maintenance.

If you’re a homeowner, take some time every so often to look in the places you normally don’t think about. And if you’re buying a home, don’t be afraid to ask questions about previous leaks, water damage, or areas that have had moisture problems.

A little extra attention can go a long way when it comes to protecting your home.

Half an acre in Highland Park West, mature trees, and at night you can actually see the UT Tower lit up over the skyline. This one got rebuilt down to the studs in 2022: BlueStar range in the kitchen, double wall ovens, a primary bath with a steam shower. There's a patio with a wood-burning fireplace, and room to add a pool since the cabana bath's already there.

Southwest Austin doesn't get much quieter than this. This condo in the gated Escondera community backs right up to a protected greenbelt, so you get hill country views without giving up city convenience. Move-in ready with hardwood floors and high ceilings — honestly it just feels good the second you walk in. The primary suite has its own balcony (great spot for morning coffee), and the whole community has 24-hour security, a pool, and a gym if that's your thing.

📍 7800 Southwest Pkwy, Unit 412, Austin, TX 78735 | 3 beds | 3 baths | 2,135 sq. ft. | $625,000
