Congratulations to the Rogers family on the purchase of their new home! 🎊🎈I was incredibly blessed to help them purchase their first home, and sell it a few years later. They went overseas for a few years, came back 3 weeks ago and called me to help them find a home. Throughout their ventures in life, we always kept in touch. I’m so humbled to stand with them today celebrating this special moment. They worked hard to get to this moment and we definitely couldn’t have done it without the amazing Samantha Jost - Flintrock Homes, Rhea Jones - Spark Mortgage and Corridor Title, Eddie’s Home Inspections and Jeff with Flintrock for providing such a detailed orientation and final walkthrough and Erika Navas - Crossed and Dotted. It literally takes a village to get through the home buying process and collectively we all made the Rogers’ dream come true. 💕 Enjoy your new home and create beautiful memories for years to come Rogers family!

Worried you might regret buying a home right now?

Even though rates are still higher than buyers would like, everyday costs are up, and the economy feels uncertain, a recent NerdWallet survey found most buyers who’ve already made the leap say they’re glad they did. Only 3% actually regret it.

That’s a good reminder that homeownership isn’t really about whether you bought at the “perfect” time, rate, or price. It’s about what owning a home can do for you over time.

As home values rise and you pay down your mortgage, you build something called equity. And that equity can eventually give you more flexibility, more financial options, and more freedom when it’s time for your next move.

So, if buying is something you still want, don’t let today’s uncertainty automatically talk you out of it.

Let’s look at what’s possible and whether there’s a path that makes sense for you.

There's been some talk about whether mortgage rates could climb to 9%. Here's some perspective.

Getting there would take a rare mix of things, all lasting a full year: a booming economy with no slowdown in jobs, the Fed raising rates more than expected, and the conflict in Iran continuing to keep oil prices high.

That's an unlikely combination. So, don’t let it make you worry.

Have questions about mortgage rates? Drop them in the comments. That's what a trusted agent is for – keeping you informed so a headline never makes your decisions for you.

The Fed is raising the Fed Funds Rate to cool inflation, and that can keep upward pressure on mortgage rates for a while. But you can still make a move that works for you.

It just takes the right strategy.

Buyers need to know their real budget at today's rates. Sellers need a price and plan that fits what buyers can afford right now.

Relief on rates could take some time. If you're thinking about a move, let's put together a game plan built for today's rates, so you'll know your next step.

The number of homes for sale just reached its highest point since 2019.

And that gives you the most choice you’ve had in 7 years.

With affordability still so tight, having that many options opens up your odds of finding a home you love that still works for your budget.

Higher mortgage rates are making buyers pay closer attention to one thing: the monthly payment.

And builders know it. Right now, 13.8% of new-construction listings are advertising reduced rates, giving some buyers a way to bring that monthly payment down.

So, if you're selling near new construction, that's something worth paying attention to. But it doesn't mean you automatically need to match what a builder is offering.

Depending on your house, your market, and the buyer, competing could mean negotiating on price, helping with closing costs, offering a rate buydown, or simply doing a better job highlighting what your house offers that a new build doesn't.

The point isn't to give more away. It's to know what you're competing against so you can choose the right strategy from the start.

If you're planning to sell, let's look at what buyers can get in our area and make sure your house is positioned to compete.

Does one size ever really fit all? One mortgage rate doesn't either.

You may be seeing today’s higher rates and worrying about whether it’s still worth it to buy. Here’s what you need to realize…

Mortgage rates differ just like the people who apply for loans. So, the rate you see online isn’t necessarily the one you’d get when you buy.

Your real mortgage rate is specific to your individual situation. It can be higher or lower than what you've seen or heard.

So, don’t assume the rate in the headlines is your rate. Before you decide you can't buy a home or that you should wait, find out what your real rate is. You'll know what your options are and get a map to what's possible.

And a quick conversation with a loan officer is the perfect place to start.

Price cuts have climbed for 7 straight months.

Right now, more than 4 in 10 homes for sale have already had one, and it usually comes down to one thing – the market's moving faster than most sellers expected and their pricing hasn’t necessarily kept up.

A home that needs a cut usually just sat too long priced above what buyers will actually pay right now.

Selling soon? Let's set your number right from day one, so you skip that wasted time.

House hunting? A home that's had its price reduced means the seller's already been through that wait. And sellers who've been sitting are usually ready to deal.

If you’re selling this season, a little effort out front goes a long way. Because the moment a buyer pulls up to a showing, they're already forming an opinion.

But there are a few simple things you can do to nail that first impression. Think tidying up your landscaping, bringing in some seasonal flowers, and sweeping the walkways. Or even just cleaning out the gutters and making sure the path to your door is well lit.

You don’t need to do a big overhaul to get buyers’ attention.

Let’s chat about what people in our area are looking for right now, and get your house prepped to sell this fall.
