Brandy Finnessey Austin Real Estate Advisor. Specializing in relocation, luxury living, and strategic life transitions.

As a 3rd generation Austinite, Brandy Finnessey has spent her entire life in the Lone Star state. So when Brandy talks about neighborhoods here, the little known “dives”, the coolest swimming holes, or where to land the best breakfast taco in town, she speaks with authority. She grew up on the lower Colorado River from as far up stream as Inks Lake all the way south to Lady Bird Lake. So is it any wonder that Austin is where she chose to marry a fireman, establish professional roots, and raise the newest generation continuing the family legacy? Stewart, Brandy, Ethan, and Ben live in the West Austin Hills with their boxers Chief and Scout. Brandy’s heart beats in rhythm with this great city, and her clients know that all too well. Brandy is a graduate of Texas State University, an entrepreneur, and a savvy business developer who started building her real estate portfolio working with one of the top builders in Austin. While working for a builder, Brandy armed herself with an intimate knowledge of the building process from the conceptual phase to completion. Familiarity and understanding of the ins and outs of the building process has allowed Brandy to see past the sheetrock, and her intuitive connection with buyers enables her to match a buyer with the perfect house that can be the ultimate home. But in the time she specialized in construction, she evolved into thinking that it was the deep connections with the client that really fulfilled her professional drive. Determined to combine her business acumen with her acute customer service skills, she joined Kuper Sotheby’s International Realty where all the stars came together to build a world class real estate sales team. Brandy’s wealth of experience, her deep understanding of her hometown, and her unwavering commitment to her clients have earned her accolades and respect in the Austin community, throughout the state of Texas, and from the global community through her association with Sotheby’s International Realty.

I'm 49. I eat dinner at 5:30, I consider whether I might slip in a pair of shoes before I buy them, and my body now has opinions about anything I eat after 9 p.m.

What am I, 90?

But there's one part of getting older I really like. I'm becoming much less interested in pretending.

For years, "should" ran my calendar. I should go. I should do that. I should want this. Therapy helped me learn the difference between doing something because I decided it mattered and doing it because someone asked.

After more than 20 years working with people all over Austin, I've also noticed that people with nothing to prove generally don't spend much time proving it.

Fair warning, I also share some strong opinions about cruises and Chipotle. I said what I said.

Cruise people, I know you're out there. Make your case in the comments. 👇

Ask me for my favorite Tarrytown hidden gem and I'll send you straight to Tarrytown Pharmacy 🎀

It is not just a pharmacy. It's the greatest place to go pick up a housewarming gift, a cute pair of earrings, or something seasonal, from Easter to fall pumpkins.

The little strip center around it has boutiques and food spots, and it makes you feel like you're in a small little upscale town, but it's right there in the heart of Tarrytown, minutes from downtown Austin.

These are the everyday places I love sharing with clients, because finding the right home is also about finding the neighborhood that feels like yours.

Save this for your next housewarming gift run, and send it to a friend who's moving to Austin. If Tarrytown is on your list, I'd be glad to explore it with you. My DMs are always open.

This is the part of the job most people don't see.

DM me START and let's talk about your next move in Austin.

Being a great Realtor in Austin isn't about showing houses. It's about the hundred small decisions happening behind every sale that my clients never have to think about.

The closed toilet seats. The chopped pillows. The pricing research at 10pm. The offer analysis. The neighborhood nuance that only comes from working Travis County and the greater Austin area every single day.

I overthink it so you don't have to.

My clients in Northwest Hills, Tarrytown, Balcones, and across Austin get to show up for the fun parts: the first walk-through, the offer acceptance, the moment it's officially sold. The strategy, the stress, the late-night spreadsheets? We work through those together, and I handle the details.

If you're curious what your home is worth in today's Austin market, or you're finally ready to sell the home you've outgrown, this is what working with me looks like. Thoughtful. Intentional. Handled.

DM me START and let's talk.

Serving Northwest Hills, Tarrytown, Balcones, North Central Austin, West Lake Hills, Travis County, and the greater Austin area.

One of the hardest conversations I have with homeowners happens when someone spends a small fortune updating a kitchen, but leaves core maintenance untouched or selects finishes so specific that a future buyer views them as a project to undo.

Money spent on your home and value added to your home are two very different calculations.

If you are going to live in your home for the next five years and a new kitchen or a pool transforms how your family lives every day, do it. That is a lifestyle return worth having. But if you are planning to sell within the next few years, you want to be intentional about what actually moves the needle: resolving deferred maintenance, manicuring curb appeal, and investing in thoughtful presentation.

When clients relocate to Austin, they often arrive for their first house hunt having already picked the house.

They have spent weeks on portals, studied spreadsheets, and built a clear list: four bedrooms, three-car garage, updated kitchen, pool.

That is usually when I ask them to pause.

A great kitchen will not make you love your neighborhood. An extra room will not change how you feel every time you drive home. Online algorithms can tell you about commute estimates and property taxes, but they cannot tell you how you feel when you turn onto a specific street or whether the pace of that community matches your life.

After more than 20 years in this market, I always advise finding the area where your life fits first. Then we find the right house within it.

I just shared my perspective on navigating Austin submarkets beyond the typical rankings list.

Good connections change everything.

This week, Sotheby's International Realty launched its new global campaign, Well-Connected, and it describes how I've always worked.

Buying or selling a home is rarely just about the house. It's about knowing the right lender, the inspector who catches what others miss, the builder who'll tell you the truth, and the street that fits how you want your days to feel.

As a third-generation Austinite with a global network behind me, I get to bring both together: deep local roots and connections that reach well beyond Texas.

Moving to Austin or making your next move here? DM me "CONNECTED" and tell me where you're coming from. I'll take it from there.

After more than twenty years in Austin real estate, I have learned that very little of this business is actually about houses.

Clients usually start with a detailed list of specifications: square footage, bedrooms, price per square foot, and commute times. But in high-stakes decisions, the spreadsheet is just the beginning of the conversation.

The real work happens when we pay attention to what someone values on a deeper level. It is about recognizing when emotion starts driving a negotiation, managing the moment someone wants to dig in over "the principle of it," and helping families make decisions that protect their capital and their peace of mind for years to come.

I just shared a candid reflection on what two decades of guiding clients through major transitions has taught me about human behavior and real decision making.
