🏊‍♀️ I’ve always felt at home in the water.

I love to swim. Give me a pool, some sunshine, and enough time for a few laps, and I’m a very happy camper.

And this was a pretty incredible place to get to do just that.

Fourteen floors above Cartagena, with views stretching across the city and the water, I got in for a swim and stayed long enough to watch the sun go down. 🌅

At some point, I stopped swimming altogether and just floated there taking it all in.

The water. The city. The sunset. That feeling of having nowhere else I needed to be.

Travel has a way of giving you those little moments you know you’ll remember long after you’re home. Getting to swim here was definitely one of mine.

Now I’m curious - where’s the most memorable place you’ve ever gone for a swim?

☕️ As a coffee lover, drinking Colombian coffee in Colombia was pretty hard to beat.
But since hopping on a plane every time I want a great cup isn't exactly practical, I'm very grateful Austin has plenty of places that take their coffee seriously.

A few spots I love:
🏡 Neighbor Coffee & Friends
Coffee and community are equally important here, which might be what I like most about it. They roast their own beans, make some great signature lattes, and have built the whole concept around making everyone who stops by feel like a neighbor. Good coffee with a real sense of community behind it? That's very Austin.

✨ Café at The Loren
This one might be my favorite for the whole experience. Beautiful design, great natural light, and right along Lady Bird Lake. It's the kind of place where I go in for coffee and inevitably want to stay awhile.

🌿 Carpenter Coffee Bar at the Carpenter Hotel
Another great one when the setting matters just as much as the coffee. It's relaxed, design-forward, and has that indoor-outdoor feeling Austin does so well.

☕️ Monkey Nest Coffee
A longtime neighborhood spot on Burnet Road that's unfussy, comfortable, and exactly the kind of place where you can settle in with a cup of coffee and stay awhile.

🇨🇴 Desnudo Coffee
This one feels especially appropriate after Colombia. Desnudo works directly with coffee farmers, including small farms in Colombia, and they've created such a wonderful sense of community around really thoughtful coffee.

🕳️ A Hole Coffee
And then there's the one you almost have to visit for the experience alone. You can literally have your coffee handed to you through a hole in the wall. Because... Austin.
Coffee is one of my favorite ways to experience a city. The design of the café, the neighborhood around it, the people coming and going - every place has its own personality.

And while Colombia set the bar pretty high, Austin gives it a pretty good run for its money. ☕️🤍

What Austin coffee spot am I missing?

This is what leaving the city behind is supposed to feel like. 🌅
📍 402 Rolling Hills Rd | Liberty Hill, TX
💰 $1,250,000
🌳 4.41 private acres

A completely renovated mid-century modern ranch with a Central Austin aesthetic and a setting that's hard to replicate.

Inside:
✨ 10-foot ceilings + five skylights
🪟 Black-framed windows + expansive sliding doors
🍴 Custom kitchen with oversized island
🏡 Major systems replaced during the renovation
🔨 Thoughtful, intentional design throughout

Outside, you have a 70-foot back porch, fire pit, 3-car garage, separate steel building, room for a future pool or guest house, and plenty of flexibility for the acreage.

But my favorite part might be the simplest:
The sunsets. The longhorns at the fence line. The breeze. And the quiet.

All about 35 minutes from downtown Austin on a non-peak day.

This is one I'd want to experience in person. DM me for a private tour. 🤍

My husband and I were sharing highlights from our days recently, and I mentioned that a call with a client had been one of mine. We'd spent some time talking through different possibilities and thinking together about what might make the most sense for them.

He looked at me and said, "You know what you really are? You're a thought partner."
And I thought, that's actually a pretty good way to describe one of my favorite parts of what I do.

Because sometimes you don't need someone to simply give you an answer. You need someone who will listen, ask good questions, bring experience and perspective to the conversation, and help you think through the possibilities.

Could you buy something different? Renovate what you already have? Make a smaller change that solves the bigger problem? Or is there an option you haven't considered yet?

I like figuring that out with people.

And sometimes the best real estate advice might actually be: Don't move. Stay.

Because my job isn't simply to help someone buy or sell a house. It's to help them think through their options and get clear on what will serve them best.

If we've gotten to that clarity, and they feel confident about what makes sense for them, I consider that a win. I've done my job.

So if you're wondering, "What if we..." bring me the question.

I'd be happy to be your thought partner. 🤍

🍂 A Few Things to Do in Austin This September

September in Austin is that funny in-between month where the temperatures may still say summer, but we're all ready to pretend fall is around the corner. ☀️
A few things worth putting on your calendar:

🎨 Austin Museum Day | Sept. 20
More than 30 museums and cultural spaces are participating with free admission and special programming. Pick somewhere you've never been and make an afternoon of it.

📖 Spend a slow afternoon at BookPeople
No event required. Browse the shelves, grab a coffee and leave with something you weren't planning to buy. Still one of my favorite ways to spend a few unhurried hours.

🌿 Wander through the UMLAUF Sculpture Garden
Art, architecture and nature all in one beautifully peaceful spot near Zilker. Even better if September gives us one of those slightly cooler mornings.

🏛️ Visit the Blanton Museum of Art
Come for the art, but take some time to appreciate the spaces themselves. Ellsworth Kelly's Austin and the redesigned grounds make this one worth revisiting, even if you've been before.

🎶 Catch some local music on HAAM Benefit Day | Sept. 22
Live music takes over venues and businesses across Austin for a day supporting the musicians who contribute so much to the character of our city.

One of the things I appreciate most about living here is that there's always something new to discover, even in a city you think you know pretty well.

Maybe it's a museum you've driven past a hundred times, a local spot you finally wander into, or simply a new way to experience a familiar part of Austin.

What's on your September list?

One of the highlights of this summer was a trip to Colombia for a pretty special reason - friendship. 🇨🇴

We were there to celebrate the wedding of a dear friend we've known for 20+ years. She stood beside me at our wedding, and all these years later, it was my turn to stand beside her. 👰🏻‍♀️🤵🏽‍♂️

The wedding may have brought us to Colombia, but it also opened the door to experiencing so much more.

We met new friends, spent time with family, watched Colombia play not once, but twice during the World Cup ⚽, ate some really good food, tried ALL the fruit (yellow dragon fruit and granadillas - delicioso!), drank plenty of Colombian coffee ☕ and finished the trip with a few days exploring Cartagena.

There were colorful streets, beautiful architecture, great meals, sunsets, late nights and plenty of moments worth remembering.

What made the trip especially meaningful was getting to experience Colombia through people we care about.

People traveled from all over the world to be there - different countries, three languages, family and friendships spanning decades - all coming together to celebrate two people we love.

There was something really special about seeing those relationships come together in one place, despite the miles, different chapters of life and years in between.

🇨🇴What a special way to experience Colombia ❤️

🎶 Cue the music... Should I stay or should I go?
Or... should I keep it and rent it? 🏡

It's a question that comes up quite a bit in conversations with my people, and there isn't one universally "smart" answer.

My approach is to understand the full picture of each option - both financially and personally.

Of course, the numbers matter.

What does staying look like financially?
What could your home realistically rent for?
What would you likely walk away with if you sold?
And how would each of those choices affect what you can do next?
But there's also the impact on your everyday life.

Maybe you've outgrown your home. Maybe your commute is taking too much time away from your family. Or maybe you love where you live, the house still works beautifully for this stage of life, and staying is exactly the right choice.

And if you do sell... where are you going next? 😉

That's part of the equation too.

The bigger question is:
What does each option make possible?

Staying, selling, and keeping a home as a rental can all make sense. My role is to help you put real numbers around those options, understand the tradeoffs, and see how each one fits into the bigger picture of your life.

Because the best real estate decision isn't necessarily the one that looks best on a spreadsheet.

It's the one that makes the most sense for your finances, your life, and what's next.

One of my favorite things about touring older homes is finding the details you simply don't see very often anymore.

Maybe it's original cabinetry, a sunken living room, terrazzo floors, an unexpected fireplace, or a bathroom that has somehow made it through decades of renovations untouched.

My instinct isn't automatically to change it.

Before removing an original feature, I like to ask: Is it dated, or is it distinctive?
There's a difference.

Some things no longer function well or fit the way we live today, and updating them makes sense. But other details have craftsmanship, character, or a connection to the home's original architecture that's hard to recreate.

And sometimes, with the right updates around them, those are the details that make the home feel special.

Not every home needs to be made new to feel current.

Sometimes, knowing what not to change is just as important.

So, I'm curious: Would you keep this one or change it? 🏡

Paint can do much more than change the color of a room. 🎨

Used thoughtfully, it can actually change the way we experience a space by influencing how tall, wide, open, or intimate a room feels.

A few ways paint can change how a room feels:
Expand the Room - Light colors on all walls create the illusion of more space
Raise the Ceiling - Darker walls with a lighter ceiling draw the eye upward
Narrow the Room - Darker side walls make the room feel narrower
Shrink the Room - Dark colors on the walls and ceiling make the room feel smaller and cozier
Stretch the Room - A horizontal color break makes the room appear wider
Lower the Ceiling - A darker ceiling visually brings it down
Make the Room Taller - Vertical stripes draw the eye upward and add height
Make the Room Wider - Horizontal stripes visually increase width
Draw Attention Upward - A striped ceiling pulls the eye up and adds visual interest

What I love about this is that it demonstrates how much our perception of a room can be influenced without changing the architecture itself.

Good design is really about understanding what you want to highlight and what you might want to downplay. It’s a little like the way we dress - certain choices can emphasize, soften, lengthen, or completely change how something feels.

Sometimes, thoughtful design isn't about adding more or undertaking a major renovation. It's about understanding the space you already have and using a little strategy to make it work differently.

And sometimes, all that takes is a gallon of paint. 🎨

Which one would you try in your home?

📊 July Market Update | Central Texas

My buyers may be sweating through their summer showings, but they’re also making moves. ☀️

From what I’m seeing firsthand, buyers are finding creative ways to make homeownership work. They’re looking closely at the numbers, exploring their options, and moving forward when the right opportunity comes together.

Here’s what the latest Central Texas Housing Report is showing 👇🏼

The highlights:
• 2,739 homes sold, up 4.4% from July 2025
• Median sales price: $435,000, up 1.0% year over year
• More than $1.6 billion in sales volume, up 6.9% year over year

How to interpret this market:
For buyers:
🏡 Look beyond the purchase price. Your financing strategy, seller concessions, property taxes, and insurance all play a role in what a home truly costs to own
✔️ I recently helped buyers use a seller concession specifically to buy down their interest rate and improve their monthly payment

For sellers:
💰 Buyers are active, and affordability remains an important part of the conversation. Being open to a well structured concession can sometimes help bring the right deal together
❄️ And a little summer seller tip: keep that AC comfortable for showings! When buyers walk in from the Texas heat, a cool, comfortable home makes for a refreshing first impression

What I’m seeing in real time:
There isn’t one path buyers are following right now. Some are relocating to Austin for work, others are ready to stop renting, and many are thinking strategically about how the home they purchase today can support where they want to be in the future.

The common thread? They’re getting clear on their goals and using the tools available to make informed decisions.

👋🏼 If you're wondering what today's market means for your home or your buying plans, I'm happy to help you think through the options and build a strategy that aligns with your goals.
