Austin sales slowed sharply in September. But this is not a simple story about falling prices.
Austin Metro closed 14.8% fewer homes than it did last September, while the median sales price actually increased 1.4% to $421,000.
That tells us buyers have not stopped caring about Austin. They have become much more selective about payment, condition and value.
For buyers, there may be real negotiating room, especially outside the urban core. The smart move is to compare price reductions with closing-cost assistance, repairs and a rate buydown.
For sellers, a higher median price does not give every home permission to push the market. Fewer closings mean buyers are willing to wait when the pricing does not make sense.
The practical takeaway is simple: Austin is not one market. Your neighborhood, price range and competition matter more than the headline.
