Last week we shared a breakdown of a Reverse Exchange and the steps involved.

This week? Here’s a Reverse Exchange in action! Check out this Success Story from an individual who owned a growing feed store in Texas and wanted to expand their operations to a larger property.

A 1031 Reverse Exchange allows investors to capitalize on lucrative investment opportunities without being constrained by the immediate sale of their existing property, which results in greater flexibility and control over their investment decisions.

When you have a specific replacement property in mind, but you haven’t been able to close on the sale of your relinquished property, that is when you use the Reverse Exchange. How? A few steps:

1) The Qualified Intermediary (that’s us!) will form a single-member LLC, known as the Exchange Accommodation Titleholder, or “EAT” for short

2) The EAT will then purchase the target replacement property and hold it until the Investor sells their relinquished property

3) When the relinquished property is sold, the investor purchases the replacement from the EAT. This “Parking Arrangement” requires the EAT and the investor to execute a Qualified Exchange Accommodation Agreement to comply with IRS guidelines
