Wake up to Texas longhorns grazing across the road. 🌿
⠀
10133 Oliver Dr sits on a private road in a quiet corner of Austin, directly across from a protected 360 plus acre ranch where exotic game and native longhorns roam in full view of the front living room window. Less than 20 minutes to downtown, this 4.52 acre property is equal parts renovated retreat and working homestead.
⠀
Inside, 4 bedrooms and 3 full baths spread across 3 living and dining areas, with a light filled kitchen, custom built stairs, and a wood burning fireplace. Every major finish was refreshed in 2025, new windows and full light doors, new quartz throughout, new lighting and plumbing fixtures, new flooring upstairs, and acacia hardwood in the downstairs bedrooms.
⠀
Step outside and the list keeps going. A rebuilt lounging deck sits under an 18 foot pitched pergola, overlooking a resurfaced pool and a koi pond ringed in native xeriscaping. A deer fenced garden, a custom chicken coop, a whimsical treehouse, a barn, and a she shed workshop round out the grounds, all grown in organic soil with zero pesticides, ever.
⠀
Deed restrictions here allow goats, chickens, and beekeeping for an AG exemption, and Belterra shopping and Dripping Springs are both minutes away.

Some real estate advice sounds wise until you try it in Austin. Then it costs you. 🌿

We ranked the most outdated guidance we still hear from buyers and sellers in this market — and what the ROOTS team actually sees holding up right now instead.

A rare architectural retreat in Austin's Cat Mountain. ✨
⠀
5801 Valley Cir is set among mature oaks off RR 2222, designed by Merzbau Design Collective and J.C. Schmeil, AIA, and featured on the 2020 AIA Austin Homes Tour. Walls of glass, expansive decks, and a seamless connection to the surrounding Hill Country views define this 3,920 square foot residence, maintained by the same family for nearly two decades.
⠀
The multi-level floor plan brings 5 bedrooms, 4 bathrooms, two living areas, and a dedicated private office, with a lower level featuring a spacious bunk room suite and a large office with its own exterior access. Dramatic floor-to-ceiling windows frame the trees, while oak hardwood floors, stone and siding exterior details, and striking ironwork add warmth and character throughout.
⠀
Outside, professionally landscaped grounds, a pool, and multiple decks create an exceptional setting for entertaining or simply enjoying Austin's hillside lifestyle, close to downtown, Lake Austin, and The Domain.

Austin in October is genuinely hard to argue with. 🌿

Barton Springs at its best. Tacos on a Tuesday in Zilker. Neighborhoods that feel like communities rather than inventory. We are biased — but we are also right. This city does something in fall that makes everything else feel like a comparison.

If Austin has been on your mind, we would love to be the team that shows you around.

Clarksville charm, completely reimagined. ✨
⠀
1609 W 12th St sits just steps from Jeffrey's, Josephine House, and Cafe Medici, where the original 1940 cottage was fully restored and expanded in 2023 with a sophisticated modern addition. Inside, hand-selected finishes include marble handrails, full-slab backsplash, fluted cabinetry, and a striking wraparound skylight that floods the staircase tower with natural light.
⠀
The lower-level kitchen is a showpiece with soapstone and marble counters, a Bertazzoni range, and paneled appliances, opening directly to a spacious living and dining area that flows to the private backyard and deck. The primary suite features a wet room with soaking tub and double shower, a floating double vanity, and a large walk-in closet, with laundry available on both levels.
⠀
At the main entry, the original portion offers a flexible bedroom, full bath, and bar with sink and beverage fridge, ideal as a guest suite, office, or private second living area. The exterior brings a metal and TPO roof, Andersen windows, and thoughtfully designed landscaping with xeriscaping and a composite deck, all with private driveway and carport alley access.

Selling your Austin home without a team is something people do. We want to be honest with you about what it actually involves. 🌿

Pricing means positioning your home against others in Zilker, Tarrytown, and Barton Hills that you have likely never been inside. We have been inside most of them and we understand what the differences mean for value in this specific market.

Marketing means writing the copy, coordinating the photography, and building the launch strategy for a home where the first digital impression either justifies the price or quietly undermines it before the first buyer arrives.

Fielding inquiries means managing high volume, much of which does not come from serious buyers, while also living your regular life.

Negotiating means sitting across from an agent who sells in Austin regularly, knows the contracts, knows the comps, and is not working toward your outcome.

Contract review means reading complex documents under real deadline pressure without the context of having handled them in this market every week.

And managing the transaction means absorbing whatever surfaces in the middle, because in an Austin sale, something almost always does.

We are not saying it cannot be done. We are saying the outcome reflects the experience brought to it.

Austin homeowners — fall is here and there are a few things worth getting on the calendar before October arrives. 🍂

HVAC service before the season changes modes. Central Texas summers are long and demanding and a system that hasn't been serviced since spring is overdue. A tune-up now prevents the call you don't want to make in November.

Roof and gutter inspection before the fall rains hit. Austin summer storms leave behind damage that hides well from the ground and surfaces at the worst possible time. In neighborhoods like Zilker, Tarrytown, and Barton Hills where mature tree canopy is part of what makes the address worth having, gutters need attention before leaf season compounds the issue.

Caulking and exterior sealing. In older Austin homes — bungalows, craftsman styles, mid-century properties — failed caulk around windows and exterior details is one of the most common and most preventable sources of moisture damage. It costs almost nothing to address and protects far more than people realize until it's too late.

Water heater flush. Thirty minutes, costs nothing to DIY, extends the life of the unit significantly. This is the one everyone skips and the one that quietly matters most over time.

Exterior and landscaping walk. Austin homes live a lot of their life outside. What summer did to the porch, the yard, and the front of the house is worth a deliberate look before fall changes what people are noticing.

First day of fall, and Austin actually feels it this year. 🍂

The heat starts stepping back, Barton Springs gets its best weeks of the year, and the people who have been watching the market all summer tend to start making moves. The fall real estate season in Austin is shorter than most cities get, and the buyers and sellers who show up ready tend to do significantly better than the ones who don't.

If a move has been on your mind, this is the window we've been watching for.
