Who’s actually buying the big land deals around Austin? More and more often, it’s an office with no sign on the door.

New in Field Notes: a look at the quiet rise of the Austin family office, and why these patient, private buyers matter if you own a ranch, an estate or a hard-to-replace piece of Hill Country land.

Read it here:

Family offices rarely register, rarely advertise and rarely appear in a public record. In Central Texas, they are increasingly the patient buyer behind significant land.

JUST SOLD | 1908 Lakeshore Drive

Closed in Westlake, just above Lake Austin. I represented the seller of this unique 0.40-acre property—an established site with mature trees, SF-3 zoning, and compelling long-term residential potential in one of Austin’s most sought-after settings.

The second image explores one possible architectural vision for the property and is shown for conceptual purposes only.

If you own on Lake Austin, this fall is worth planning around.
It isn’t the constant-level lake everyone calls it.

On October 12 it comes down about ten feet and holds until refill starts November 24 — the first drawdown since 2017. For a few weeks the shoreline itself is workable: docks, bulkheads, silted slips.

Public boat ramps close and there’s no swimming at Emma Long. Private docks aren’t closed — that’s the point.
Don’t expect it to fix the hydrilla. The City’s own memo found drawdowns don’t work on it.

And the published dates aren’t the dates you can work. The lake takes three weeks to bottom out.
Working guide in bio.

For the first time in years, Lake Austin is coming down. This fall the City and LCRA are drawing the lake down about 10 feet — from October 12 to November 30.

For waterfront owners, that's a rare chance to reach the parts of a property that sit underwater the rest of the year: docks, bulkheads, boat lifts, shoreline. The tricky part is that the dates on the calendar aren't the dates you can actually work — the usable window is shorter than it looks, and which permits apply depends on exactly what you're doing.

I put together a plain-language guide on all of it: what's repairable, which permits apply, and how to make the real window count. There's also a City open house on Sept 9 (6–8pm) if you'd rather ask questions in person.

Not a sales piece — just the stuff I'd want to know if it were my dock. 🌊

The City of Austin and LCRA will lower Lake Austin ~10 feet from Oct 12 to Nov 30, 2026. What waterfront owners can repair, which permits apply, and why the usable window is three weeks, not seven.

Austin's housing market spent the last three years coming back to earth. Forty-five minutes west, the story moved in the opposite direction.

In The Quiet Consolidation, I examine how privacy, water, land use and long-term control are reshaping luxury across Austin and the Hill Country—and why the broad housing narrative misses what is happening at the top of the market.

The migration made the headlines. What the money did next is the real story: how land, privacy, water and control are reshaping Central Texas wealth.
