If you've ever updated your landscaping, you've probably faced the great homeowner debate: mulch or rock?

Both have their advantages, and the right choice often comes down to your budget, the look you're trying to achieve, and how much maintenance you're willing to take on.

Mulch is often the favorite for homeowners who want healthier plants, richer soil, and a fresh, polished look each season. Rock tends to win over homeowners who prefer a lower-maintenance solution that lasts for years.

One of the biggest misconceptions about selling a home is that you need a massive renovation before putting it on the market.

Recently, a friend was getting ready to list her home and was convinced she needed to either spend a lot of money updating everything or simply list it exactly as it was.

The truth was somewhere in the middle.

Most buyers aren't expecting perfection. They're not walking through a home with a clipboard looking for reasons to reject it. What they are doing is forming impressions, often within seconds, about how well a home has been maintained and cared for over time.

That's why some of the most valuable pre-listing projects are also some of the simplest. A few small fixes can help buyers focus on the home itself instead of being distracted by things that are easy to address.

Before spending thousands on upgrades, it's worth talking with an agent who can help you identify the improvements that are actually likely to make a difference.

Sometimes the smartest investment isn't a renovation at all.

Most expensive home repairs don't start as expensive home repairs.

They start as little things homeowners notice, make a mental note about, and then forget.

A dirty HVAC filter can force your system to work harder and shorten its lifespan.

Cracked caulk around a shower can allow moisture to seep where it doesn't belong. A missing gutter extension can direct water toward your foundation. A running toilet can waste thousands of gallons of water over time and quietly increase your utility bill.

None of these are major repairs.

In fact, most of them can be fixed for less than the cost of a dinner out. The problem is that small issues rarely stay small. When ignored, they often turn into the costly repairs homeowners never saw coming.

One of the best things you can do as a homeowner is spend a few minutes each month looking for the little things before they become big things.

It is not the new mulch. It is not the painted door. It is not the flag.

It is the house numbers. Specifically the size, the font, and where they are placed.

Most houses have small, builder-grade numbers tacked next to the front door at random heights. Brassy. Bent. Faded. The kind nobody ever looks at on purpose. The kind every house on the block has.

The houses that feel intentional have numbers that are oversized. Modern font. Mounted on the house itself or on a hardscape, not glued to a piece of trim. Black or matte brass. Big enough to read from the street without squinting.

That single swap signals "someone thought about this house." Buyers do not realize they are catching it. The eye lands on the front of the home and reads the numbers in the first second. Modern, bold numbers tell the buyer the rest of the house is going to be the same. Tiny, cheap numbers tell them the opposite.

The whole upgrade costs less than $50 and 20 minutes with a drill. It is the cheapest curb appeal win in real estate.

September is the second strongest selling window of the year. The homes that win it were prepped in July.

Inspections booked. Contractors lined up. Decluttering started. Yard work in motion. Small repairs handled. Deep clean scheduled. Strategy in place.

The sellers who hit the market in early September with a home that is ready to be seen consistently outperform the ones who list in October hoping to catch the same wave. By October, the wave is over. Buyers who needed to be in by year-end are already under contract or have given up.

The millennial dream home changed and most agents have not caught up.

For a decade, every buyer walked in with the same list. Open floor plan. White kitchen. Big backyard. Walk-in closet. Then they bought the house and learned what that floor plan actually sounds like with a toddler and a dog and a Zoom call happening at the same time.

The buyers walking through homes right now want walls. They want a dining room that is not the kitchen. They want a laundry room with a door. They want a smaller footprint that does not require a Saturday of maintenance every week.

This shift is showing up in what actually sells, what sits, and what buyers are willing to pay over asking for.

Home insurance is one of those things most homeowners set up at closing and never look at again. That is almost always a mistake.

Construction costs have risen dramatically over the last few years. The policy you bought in 2020 probably covers roughly 60 to 70 percent of what it would actually cost to rebuild your home today. If something catastrophic happens, you are the one covering the gap.

What to do this month: Pull out your policy. Call your agent and ask for a replacement cost review. Ask about bundling options you might not be using. Take a phone video of every room in your house and store it in cloud backup.
