Some real estate guidance gets passed around long enough that it starts to feel like a given. In the West Lake Hills and Barton Creek market, most of it does not hold. 🏡

I ranked the pieces I hear most often — and what actually applies on the west side of Austin right now instead.

You send me a property in West Lake Hills or Barton Creek you cannot stop thinking about. Here is what I look at before we ever schedule a showing. 🏡

Out here, the site, the orientation, and the architecture matter as much as the floor plan. The work I do before you walk in is what determines whether the property is actually worth your time — or just worth the photography.

World Teachers Day. 🍎

Every week I work with buyers who put Eanes ISD at the top of their criteria before they ever talk about square footage or site orientation. That reputation is built by teachers who have been showing up for families on this side of Austin for a long time.

Thank you.

09/30/2026

A West Lake Hills or Barton Creek home of genuine architectural quality, brought to market without the right presentation, rarely reaches the buyers who would understand what they're looking at. 🏡

The properties I work with were designed and built with intention. The marketing I build for them reflects that.

Preparation happens before photography, because the buyer who is looking for this kind of home is making a judgment about the property's character before they ever schedule a showing — and that judgment begins with what they see on a screen.

The photography and video are produced to capture what the architecture actually does. The light. The materiality. The relationship between the interior and the site. These are the things that justify the price, and they require photography that is as considered as the home itself.

The launch reaches every channel where the right buyer for this property is likely to be present, simultaneously and with intention.

My agent network is contacted on the day the listing goes live, because the buyer most likely to value what this home offers may already be working with someone, and those relationships are how I reach them before the listing is widely visible.

The social marketing is a real effort with a measurable reach goal, because posting and marketing are two different activities.

And I track the response from the first week forward, because the data that comes back in those initial days is among the most actionable information available to a seller who is paying attention.

A home built with this level of intention deserves a launch that reflects it.

Fall maintenance in a West Lake Hills or Barton Creek home is a specific conversation. Here is what actually matters out here this time of year. 🍂

HVAC service before the season changes. In a home designed with passive solar principles, generous glazing, or significant indoor-outdoor connection, the HVAC system carries a particular load through an Austin summer. Professional service before the season shifts is how the system performs the way the architecture intended it to.

Roof and exterior inspection with attention to flat or low-slope sections. Many of the architecturally significant homes in this part of Austin feature rooflines that require different inspection criteria than a conventional pitched roof. An inspection now, before fall rains, catches what summer storms may have left behind in places that aren't visible from the ground.

Sealant review around large glazing and custom windows. In homes with significant window systems — clerestories, floor-to-ceiling glass, custom frames — the sealant that protects those elements needs annual attention. Failed sealant here is one of the most expensive things to address after the fact and one of the least expensive to address before.

Water heater flush and mechanical review. In homes with tankless systems or radiant configurations, annual mechanical attention before the season changes is standard care for a property of this caliber.

Exterior and site walk. The relationship between the home and the landscape around it is part of what these properties are. What the summer did to the plantings, the hardscape, and the approach to the front door is worth a deliberate look before fall showings begin.

First day of fall. 🍂

In West Lake Hills and Barton Creek, autumn does something particular to the light. The angle shifts, the cedar and the limestone read differently in the afternoon, and the homes out here — the ones designed to work with the landscape rather than against it — tend to show themselves best in exactly this season.

It is also when the buyers who have been thinking carefully all summer tend to arrive at clarity.

If a move is part of your fall, I would love to be part of that conversation.
