Tuesday Tip: Price your home to attract buyers, not to test the market. 🏡

Overpricing usually means more days on market and, eventually, price cuts, and buyers notice both. Across Central Texas, from Georgetown and Round Rock to Killeen and Harker Heights, homes priced right from day one tend to draw the strongest early interest.

Thinking about selling? I'm glad to walk you through a pricing plan based on real local comps, with no pressure.

One of the best parts of living in Georgetown is how easily nature and community connect.

Just minutes from the historic town square, the San Gabriel River Trail offers over nine miles of paved and crushed-granite paths. Whether you are walking the dog along the South Fork, taking an early morning bike ride, or spending a quiet Saturday afternoon under the pecan trees at Blue Hole Park, it provides a peaceful retreat right in town.

Why locals love this area:
* Connected Parks: The trail links popular community spots, including Rivery Park, San Gabriel Park, and the McMaster Athletic Complex.
* Easy Weekend Routine: You can spend your morning on the trail and walk straight up to the Square for local coffee, farmers market produce, or lunch with friends.
* Active Neighborhoods: Surrounding communities have convenient pocket access to trailheads, making outdoor recreation an everyday routine rather than a planned trip.

Finding the right home is about finding the neighborhood rhythm that fits your lifestyle.

Thinking about a move to Georgetown or exploring surrounding Central Texas towns? Visit my website or call/text me anytime—I’d love to help you find a neighborhood that feels like home.

Is there a 4-bedroom Killeen home with no HOA and no back neighbors? Yes, at 6005 Cactus Flower. 🏡

Here's what it offers:
• 4 bedrooms, 2 bathrooms
• 2-car garage
• A huge fenced backyard with no back neighbors
• No carpet anywhere in the house, which is pet- and kid-friendly
• No HOA, so no quarterly or yearly fees and no HOA violation notices

It's a short drive to Fort Hood, which works well for PCS moves, VA buyers, and first-time buyers in Bell County who want room to spread out before the holidays.

Want to see it in person? Comment or message "Cactus Flower," or call or text 512-508-1307.

Buying a home in Central Texas isn't only about square footage — it's about how fall weekends feel with your people.

If you're house-hunting in Round Rock or Georgetown, visiting family near Fort Hood, or comparing Killeen and Harker Heights this month, here's what's on the local calendar:

• Hairy Man Festival — Saturday, October 17, 12–5 PM at Cat Hollow Park in Round Rock (free admission; family games, music, food). A classic Williamson County fall day.
• Round Rock Pumpkin Festival — open Fridays–Mondays through the end of October at the Old Settlers area — pumpkins, games, and easy "feel the neighborhood" time.
• Coming up in Georgetown: Downtown Candy Crawl (Sun Oct 25) and Trick or Treat Trail at San Gabriel Park (Thu Oct 29) if you're planning November-adjacent visits.

Whether you're relocating for PCS, helping a first-time buyer, or looking at 55+ in Sun City Texas, walking parks and festivals is part of choosing Williamson, Bell, and Coryell living — not just scrolling listings.

Looking for a home that fits your weekends too? Call or text 512-508-1307 — glad to help you compare areas, no pressure.

Walking through a home during an open house or a private tour is exciting, but it is easy to overlook practical items that affect your daily routine.

Whether you are shopping in Liberty Hill or touring neighborhoods in Temple, here are three simple, practical checks to add to your walkthrough list:

1. Check Cell Signal and Outlets: Plug your phone charger into a few outlets and check your signal bars across different rooms, especially if you work remotely.
2. Look at Water Drainage and Gutters: Step outside and notice the slope around the foundation. Downspouts should direct water at least 3 to 5 feet away from the foundation walls to protect long-term soil stability.
3. Open the Electrical Panel: Take a quick peek inside the breaker box. Labels should be clear and legible, with no signs of scorch marks or loose wiring.

A home purchase should feel calm and clear from the very beginning. Having a systematic checklist keeps surprises off your plate so you can focus on making confident decisions.

Are you getting ready to tour homes this season? Message me or visit the link below to get my complete, step-by-step Home Tour Checklist before your next showing.
