Mortgage rates are easing off their peak, and here’s what’s moving them. 📉
The 30-year average dipped to 7.32% this week, down from 7.40%. Inflation is running at 3.7%, but gas is doing most of the damage. Core inflation, which leaves out food and gas, is 2.6%. Hiring is cooling too, which takes pressure off prices over time.
Here in Austin, it’s a balanced market. The median price is holding steady at $421K, buyers have more homes to choose from, and there’s room to negotiate on price, rate buydowns and closing costs.
My take: expect rates in the high 6s to mid 7s into early 2027, with relief coming sooner if gas prices ease. The dates to watch are Oct 28, Nov 10 and Dec 9.

Our October Porch Pour is getting a little spooky and a little meaningful. 🎃

This month we are partnering with Me Not You to host a blood drive alongside our monthly neighborhood hangout. Come donate blood from 4:30 to 7pm, then stay for local vendors, Typewriter Social, and free drinks until 8.

Old Austin was not just a place. It was a feeling. 🤘

It was the sense that everyone around you was a little bit different, a little bit creative, and somehow all on the same team. You did not have to be from here to belong here. You just had to show up.

That spirit is still alive but it does not maintain itself. It lives in the people who choose local over convenient, who learn the history of the neighborhood they moved into, who make eye contact and say hello, who go to the show on a Tuesday night when the venue is half empty.

Austin has changed. That is not all bad. But what made this city special was never the skyline or the tech scene or the real estate prices. It was the people and the way they took care of each other and this place.

If you love Austin, old or new, that is your job too.

Early voting starts TODAY and runs through October 30th. Election Day is November 3rd. 🗳️

This ballot is a big one. At the state level we are voting for US Senate, Governor, Lieutenant Governor, Attorney General, and a full slate of Texas legislative seats. These are the people writing the laws that shape daily life in Texas.

Locally, five Austin City Council seats are on the ballot including District 3 which covers East Austin. The council sets our city budget, property tax rate, and local policy. Your vote here has a direct impact on the neighborhood you live in.

There are also two bond proposals and several city charter amendments on the ballot worth looking into before you go.

If you are on the East Side, a few convenient spots to vote early are Carver Branch Library at 1161 Angelina St
Millennium Youth Complex at 1156 Hargrave St
and Austin Energy Headquarters at 4815 Mueller Blvd

You can vote at any Travis County location, open 7am to 7pm.
