Traffic in Kyle is real. Heading south on I-35 between about 3:45 and 7:45 adds 15 to 20 minutes for me, so I plan around it.

The construction is Kyle catching up to its growth. Drive it at your actual commute time before you buy.

If Buda is the local, walkable one, Kyle is the big brand suburb.

Costco, Target and H-E-B right in town, and Costco opened in Kyle in 2023 as the first in Hays County.

Rates went up. Here is what to ask a builder for

Ask for a lower price, help with closing costs, and a rate buydown. On the new construction deals I'm working on right now, I'm asking for all three at once.

Bastrop vs South Austin: who has the leverage?

Bastrop is at 7.67 months of inventory, and RPR calls it a buyer's market. South Austin is still a seller's market, at about four and a half months.

Rates went up. Did home values around Austin dip?

Per RPR, estimated values are down 4.7% to 6.8% over the last year in South Austin, Kyle, Buda, and Bastrop. 78748 is down the most. Bastrop is down the least.

The Colony in Bastrop came in at 2.53 percent, the lowest of the three new builds I walked.

Bastrop ISD taxes a little lower than Hays CISD, and Austin Community College has no line on the Bastrop bill.

On a $450,000 house, that ACC line alone is worth about $465 a year.

Anthem's MUD rate is 1 percent. Sunfield's is 0.9.

That tenth of a point is the real gap between these two tax bills.

Of the three new builds I walked at this price, it was the only single-story.
