August 2026 Austin Metro Market Update

Quick note: these numbers cover our whole 5-county metro market, not just this neighborhood specifically. Prices cooled off their June peak, with median sold price down 5.8% YOY to $414,136, but buyer activity held steady, with total sales and pending units both up year over year. Inventory tightened too: fewer new listings, and far fewer sellers walking away. Rates climbed to a 52-week high this month, which explains most of the summer price softness.

Bottom line: it's a good window for buyers, and sellers who price to today's market (not spring comps) are the ones getting deals done.

As 2025 comes to a close, I just want to take a moment to say thank you.

This year was full of showings, contracts, negotiations, and yes… a whole lot of emails and texts. 😅

Helping people buy and sell their homes is more than my job — it’s something I truly love… even when it means extra coffee (maybe some w**e), late-night calls, and the occasional “we have to be out of the house in 10 minutes!” moment. 😂

This year I had the privilege of helping 31 buyers and sellers and advising hundreds of clients along the way. I’m genuinely humbled by the trust placed in me and grateful for every referral, repeat client, friend, and supporter who helped make this year so meaningful.
