December graduation is only a few weeks away, and May will be here faster than you think. If your student owns a condo in Auburn, now’s the time to start thinking about what happens to it.

Selling with a lease in place can appeal to investors (and to parents buying a year ahead). Selling vacant is easier to show but means carrying costs with no rent coming in. Keeping it as a rental only works if the numbers, HOA rules, and zoning line up.

Bought a home in Lee County this year and haven’t seen a property tax bill? You may still owe one. 🏡

Alabama property taxes are due by December 31, and the county doesn’t always have the new owner’s name on file yet, so the notice can go to the previous owner or not show up at all. If your taxes are escrowed, your lender handles it.

Just watch for the payment on your upcoming mortgage statements. And if you bought in 2026, don’t forget to apply for your homestead exemption by Dec 31, since it isn’t automatic.

🏡 **JUST CLOSED! A great story behind this Tigers Shadow townhome in Auburn!**

I helped my clients purchase this townhome as a place to enjoy Auburn football weekends and as an investment property for short-term rentals.

Fast forward to this year, and they decided they were ready for something a little larger and closer to Auburn's campus. They're now under contract on a new construction property, and it was time to find a buyer for their townhome.

Before the property officially hit the market, I sent a sneak peek to buyers in my database and shared a few "Coming Soon" posts on social media.

One of those buyers reached out for more information, made a trip to Auburn the day the listing went live, toured the property, and submitted an offer.

**We had it under contract the very same day it hit the market!**

The buyers are purchasing the townhome for their student, who will be coming to Auburn next fall, and the fact that this was on an active Airbnb program, they were able to make it work.

Now my sellers are looking forward to their next Auburn property, and the buyers have a place ready for their student's start at Auburn!

I had the opportunity to represent both sides of this transaction, and it's always rewarding when everything comes together and everyone can move forward with their plans.

**This is also a great example of why marketing a property doesn't necessarily start the day it goes active.** Sometimes the right buyer is already out there, and it's just a matter of getting the property in front of them.

From lantern-lit tours to an LSU kickoff, it's a big one on the Plains!!

It starts Thursday night with the Lantern Lore tour through downtown Opelika. Friday is packed: Come Home to the Corner in downtown Auburn, Owl-O-Ween at the AU Raptor Center, and the Ales for ALS b**r release at New Realm. Saturday, the Tigers host LSU at Jordan-Hare at 11 a.m. On Sunday, catch Nobuntu at the Opelika Center for the Performing Arts, then bring the kids to the Fall Festival on the Square.

Ever checked your home's value online and thought, "That can't be right"? 🏡 Zillow's own data shows the median estimate for unlisted Alabama homes is off by 7.69%. On a $350,000 home, that's about $27,000.

One big reason: online estimates look at your area broadly, and two Auburn or Opelika neighborhoods a mile apart can have very different homes and demand.

When AU football is away in the fall, that means there's tons going on at home, and this weekend is no exception!

Friday kicks off with the Spooky Edition of Food Truck Friday in downtown Opelika and Fright Night Movies at Lake Wilmore Park, where Casper plays first for the kids. Three pumpkin patches are open this weekend too: Choctafaula Ranch and The Farm at Rocky Top are both on opening weekend, plus Farmer in the Dell. And the Lantern Lore tour is lighting up downtown Opelika on select nights.
