That fence around your backyard?
It might not actually mark where your property ends. 🏡

And if you're planning to sell your home in Metro Atlanta, that's something worth knowing.

Fences aren't always installed directly on property lines. Some are built a few feet inside the boundary, while others may extend onto neighboring property.

That's where a property survey becomes important.
📍 Property boundaries: A survey can identify where your lot legally begins and ends.
🏡 Encroachments: It can reveal whether a fence, driveway, shed or other improvement crosses a property line.
📐 Easements: Together with recorded property documents, it can help identify areas where someone else may have legal rights to use part of the land.

Here's what makes this especially important for sellers:
A boundary issue discovered during a buyer's due diligence could require additional investigation, negotiation or corrective action before closing.

And not every Georgia home sale automatically includes a new survey.

My advice?
If you're considering selling, especially if you've added a fence, built an addition or aren't certain about your property boundaries, it's worth reviewing your existing survey or discussing whether an updated one is needed.

Atlanta went almost two years without giant pandas.
That's officially over. 🐼🙌🏽

Two new giant pandas—Ping Ping and Fu Shuang—have arrived at Zoo Atlanta from China.
And this is a pretty big deal for Atlanta.

Zoo Atlanta is now one of only three zoos in the entire U.S. with giant pandas—and the only one in the Southeast.
But before you head to the zoo this weekend, there's one thing to know:
You can't see them yet.

Ping Ping and Fu Shuang are currently behind the scenes completing a routine quarantine period expected to last around a month.

Zoo Atlanta hasn't announced their public debut date yet, but says more details are coming—including information about their expanded habitat.

For anyone who remembers Atlanta's previous pandas, Lun Lun and Yang Yang, this feels like the beginning of a whole new chapter. ⬇️

So yes, the pandas are officially back in Atlanta.
Now we just have to wait a little longer to meet them.

If you've driven Memorial Drive near Decatur, you may have noticed some major work happening at Belvedere Plaza. 👀🏗️

There's a reason.
The longtime shopping center is undergoing a $24.3 million redevelopment aimed at bringing new life—and new businesses—to the property.

The former Kroger space is being reworked, and plans call for four new national retailers to join the center.

🛒 One is expected to be a new full-service grocery option for the Memorial Drive corridor.
🏪 The other three would also bring new retail into the property.

The names haven't been announced yet, which might actually be the most interesting part.

Belvedere Plaza dates back to the 1950s and is considered one of the area's earliest shopping centers.

Now, instead of starting over somewhere else, millions are being invested into bringing this existing property back to life.

Renovations are expected to wrap up next summer.
If you live around Decatur, Belvedere Park or East Lake, this is one to watch.

Now I want to know who's taking those four spaces. 🤔
