• Request service records and pump, filter and any heater ages.
• Not in use, covered or winterized? Ask how condition and operation can be assessed. Clear water isn't proof.
• Get property-specific estimates for routine service, utilities, repairs and insurance.
• Verify barriers and gates with the local authority; review available permits and HOA rules before changes.
