Every "best Atlanta suburbs" list points north. But there's a whole other half of the metro south of the airport that almost nobody mentions.

First stop: Peachtree City, where more than 100 miles of paths make a golf cart a real way to get around town. Lunch, errands, a trip to the lake, no car required.

That's just one of five. Click the link in bio for the full list and to watch the whole video.

In Atlanta, 15 miles can mean 20 minutes. Or 90. On a map, they look the same. 🗺️

Justin's walking through the Atlanta suburbs buyers regret moving to, and it's almost never the house. It's what's waiting past the front door.

Which Atlanta neighborhood gained the most value in ten years? Here's the honest truth: it depends on how you count.

In dollars, it's Buckhead. Homes there gained about $839,000 from 2015 to 2025. In percentage, it's West End, where values more than tripled. Buckhead finished ninth on that list.

Justin ranked ten Atlanta-area neighborhoods and suburbs both ways, and every one of them grew for a different reason.

This week on the Landis Look, Justin Landis breaks it all down.

Thinking about retiring in Georgia? Here's the honest truth: the state is kinder to your income than most people realize, and the county you pick matters more than they expect.

Georgia doesn't tax Social Security. Each person 65 and older can exclude up to $65,000 of retirement income from state income tax. And many counties cut or remove school taxes for older homeowners — but the rules are different in every one.

This week on the Landis Look, Justin Landis walks through five ways to retire around Atlanta: a golf cart town, walkable historic downtowns, Alpharetta, a Buckhead condo, and a mountain home with a place in the city.

Atlanta finished last in the country for home sales this summer. Before you panic: this is normal. This is not scary.

Georgia MLS, the group tracking closings across the metro, calls this a market in transition. Buyers are taking more time and being more careful about what they'll pay.

And here's the biggest difference from 2008: back then, people had to sell. Today most Atlanta owners don't. Nobody tracking this market is calling it a bubble.

What we're seeing is a market getting back to normal after five strange years. And normal looks like this:

→ A house takes a couple of months to sell
→ You see a home Saturday and get a few days to think it over
→ You ask for needed repairs, and the seller doesn't laugh at you

We just got too used to the pandemic frenzy.

Why do brand-new Atlanta homes feel cheaper than older ones? Here's the honest truth: that feeling is exactly how a lot of buyers miss the better deal.

Older homes give you mature trees, character and a central location — but they can hide foundation, termite and moisture problems you'll never see on a showing. New construction comes with warranties, efficiency and, right now, some serious builder incentives — but the model home is the best-case version, and HOA dues can climb.

The question that usually decides it: how long are you staying?

This week on the Landis Look, Justin Landis breaks down the good and the bad on both sides.

Blue Ridge is one of five small towns near Atlanta people are quietly moving to — and the other four are in this week's blog. Link in bio.

Here's what makes this one different: nobody commutes from Blue Ridge. Two hours from downtown, about an hour and 45 from the north side. That's the whole point of it.

What you get instead: 106,000 acres of the Chattahoochee National Forest, the Toccoa River, Lake Blue Ridge, the Appalachian Trail's southern terminus, and a walkable Main Street with breweries and a July 4th parade that's been running since the 1950s.

And right now buyers have real leverage. Homes in Fannin County took a median 101 days to sell in August, and 88% closed below asking.

Covington, Cartersville, Dawsonville and Braselton are in the full breakdown — including which one is the only one actually cheaper than Atlanta.

Atlanta is now the sixth-largest metro in the country — about 6.48 million people, ahead of Washington, D.C. and Miami.

But the rank isn't the useful part. This is: Atlanta doesn't have one downtown anymore.

The jobs spread across several separate centers — Downtown, Midtown, Buckhead, Central Perimeter, Cumberland, Gwinnett, Alpharetta — and housing grew up around each one. Alpharetta has about 66,700 residents and a daytime population near 123,600. More people drive in to work than drive out.

Which means two buyers can purchase similar homes at similar prices and live completely different daily lives, based almost entirely on which direction they drive.

What we tell clients: figure out where your everyday life is going to happen first. Then draw your search around that, not around how close you are to the city.

Your Atlanta power bill went up. Data centers are part of the reason — but not in the way most people assume.

Here's what's actually established. Fox 5 reported in August 2025 that regulators had approved six Georgia Power rate increases over the prior two years, leaving a typical customer paying about $43 a month more than two years earlier. A small reduction of roughly $4 took effect in June 2026.

Here's what isn't established: who should be carrying those costs. In May 2026 the Public Service Commission approved a fuel settlement over two dissenting votes — and agreed to open a separate investigation into how fuel costs get split between large industrial customers and residential ones. Georgia Power's position is that its large-load rate structure already covers it. That question is still open.

What we tell buyers in the meantime: ask the seller for 12 months of utility bills before you make an offer. The monthly cost and the trend tell you as much as the square footage does.
