This one is EXTRA special.

I’ve known these friends since I was 15. Our kids grew up playing together, life eventually moved us to Georgia, and now all these years later, they trusted us to help with this next chapter.

Earlier this year, we found what we thought was THE property. On the lake, with a dock, and it had all the things… except for one MAJOR problem the seller wasn’t willing to work with us on.

So we walked away.

Fast forward… and they found THIS.

And now I think we can officially say that first one wasn’t meant to be.

This property is an absolute dream, and the best part is this is just the beginning. There’s lots of planning ahead because they’re going to build and make it exactly what they want.

And in the meantime… WE GET TO GO CAMPING!

Stay tuned. This one is going to be fun to watch come together!

MULTIPLE OFFERS… ON DAY 52?! Yep.

This market is WEIRD, y’all. 😂 And this sale is the perfect example of why experience, strategy, and a little patience matter.

After 52 days on the market, we didn’t get one offer…we got THREE offers on the SAME DAY!

Then came the plot twist: Offer #1 fell through.

But thankfully, we still had TWO more offers on the table, and we kept moving.

The result? SOLD OVER ASKING PRICE with NO seller-paid closing costs!

That’s a BIG deal in a market where we’re seeing many sellers being asked to give concessions to get deals across the finish line.

Was it smooth sailing? Nope. We had numerous hiccups along the way, but our seller was an absolute CHAMP. She rolled with every punch, trusted the process, and kept moving forward.

And now… CLOSED! 🎉 She’s officially off to her next chapter, and we couldn’t be more excited for her!

The market may be unusual, but that doesn’t mean your goals are out of reach. It means you need someone who understands how to navigate it when things don’t go according to plan.
