*Some houses are haunted by ghosts. Others are haunted by their asking price.*

Picture this...

You decide it's time to sell your home. 🏡

You've spent years making memories there. You've painted the walls, upgraded the kitchen, planted the flowers, and put your heart into making that house a home.

You KNOW what it's worth to you.

So you pick a number. A big number.

Maybe it's what you need to purchase your next home. Maybe your neighbor sold for that amount two years ago. Or maybe someone told you they could get you that price.

The sign goes in the yard.

The listing goes LIVE. 🎉

And then...

**Nothing.** 🦗

A week goes by. Then another.

A few showings. No offers.

You start wondering what's wrong.

Is it the market? The pictures? The agent? Are buyers just being picky?

And sometimes, the answer is something nobody wants to say out loud.

Here's the terrifying part about overpricing your home...

⚰️ **BUYERS MAY NEVER EVEN SEE IT.**
Buyers search within price ranges. If your home is priced above where it reasonably belongs, you might be completely invisible to the very buyers who would have loved it.

👻 **YOUR LISTING CAN START TO LOOK HAUNTED.**
The longer a house sits, the more buyers may start wondering what's wrong with it. Even if there's absolutely nothing wrong!

🕯️ **PRICE REDUCTIONS DON'T TURN BACK TIME.**
Yes, you can adjust your price. But you can't recreate the excitement of the day your property first hit the market.

💀 **THE HIGHEST LIST PRICE DOESN'T ALWAYS MEAN THE HIGHEST SALE PRICE.**
Sometimes, an unrealistic asking price results in a longer time on the market, more carrying costs, and less favorable negotiations.

And here's where I might hurt a few feelings...

**Your home is not automatically worth what you NEED it to be worth.**

I know. That's not always easy to hear.

Your memories are priceless. The years you spent raising your family there? Priceless. The work you poured into making it yours? Absolutely meaningful.

But buyers aren't purchasing your memories.

They're purchasing a property, and they're comparing that property to other homes available on the market.

That's why I will NEVER promise you a magical sales price just to get my name on a listing agreement.

I'd rather have an uncomfortable conversation about pricing BEFORE we list than watch you lose valuable time chasing a number the market won't support.

Does that mean every home that sits is overpriced? Absolutely not. Condition, marketing, location, access, and market conditions all matter.

But pricing is one of the biggest decisions we make together.

Your offer was accepted. You're already picking out paint colors, planning where the furniture will go, and imagining your first Christmas in your new home.

And unlike a horror movie, you don't always get a warning before things go wrong.

Here's something buyers NEED to understand:

⚠️ **DUE DILIGENCE IS NOT JUST A SUGGESTION.**

Sometimes it's not understanding what you signed.

📦🏡 **WHO’S NEXT?!** 👀🔑

Nope, I’m not moving… but judging by the back of my car, you’d certainly think I was! 😂

Great news for Polk county homeowners !!

**Polk County residents and businesses could see a reduction in property insurance premiums after the Insurance Services Office rated Polk County Fire Rescue among the top 7% of fire departments evaluated nationwide.

PCFR recently received a Class 2 Public Protection Classification from the ISO. The achievement signifies a one-class improvement from last year’s rating.

Polk County Fire Rescue Chief Shawn Smith attributed this latest achievement to hard work by PCFR members from every level.

“This is an independent confirmation that the people of Polk County are served by one of the premier fire rescue organizations in America,” said Smith. “It reflects thousands of hours of training, unwavering professionalism, exceptional teamwork and the county’s commitment to investing in public safety.”

The ISO’s Public Protection Classification program assigns communities around the country scores ranging from Class 1 to Class 10, where Class 1 reflects superior fire protection and Class 10 indicates no minimum criteria met. Insurance companies use these scores to help set policy prices and underwrite properties.

The ISO rating is based on three criteria with 50% coming from fire department operational readiness, including equipment, staffing and training. Another 40% comes from water supply availability and 10% from dispatch emergency communications.

Polk County’s new Class 2 ISO rating goes into effect Nov. 1, 2026.

🖤🦇 **“YOU'LL NEVER MAKE IT IN REAL ESTATE LOOKING LIKE THAT.”** 🦇🖤

I remember when I first told people I was going to become a real estate agent.

Some people laughed. Some questioned whether I was serious. Others asked me if I was *sure* this was the career I wanted to pursue.

But there is one conversation I will never forget.

Someone looked me directly in the eyes and told me that I would **never make good money in real estate, and I certainly would never have luxury listings, looking the way I did.**

I was asked if I would be willing to take out my piercings.

Cover my tattoos.

Change the way I dressed.

Take the skulls and bats off my car.

Basically, if I wanted to be successful, I needed to change everything about myself.

**I was told that who I was wasn't good enough for the career I wanted.**

And for a moment, I wondered if they were right.

Well… let's fast-forward a few years. 🖤

🦇 I have MORE tattoos.

🦇 I have MORE piercings.

🦇 I still love my skulls, bats, and everything a little unconventional.

🦇 I've built an entire real estate brand around being unapologetically myself.

And guess what?

**I didn't have to change who I was to become successful.**

Now, don't get me wrong. I appreciate nice things just like anyone else. I even own a Louis Vuitton purse! 😂

But I don't need to wear Christian Louboutins, dress head to toe in designer labels, or drive a six-figure luxury vehicle to prove that I'm successful.

And there's absolutely NOTHING wrong with those things. For some people, that's their style, that's what they enjoy, and that's how they choose to celebrate their accomplishments.

**That's just not ME.**

I'm not going to pretend to be someone I'm not to impress people.

I'm not going to change my personality, hide my tattoos, remove my piercings, or trade my skulls and bats for something that makes me look more like what someone else thinks a luxury real estate agent should look like.

**I am unapologetically ME.**

And quite frankly, when someone hires me, they're not hiring me for the designer label on my shoes or the vehicle I pull into their driveway.

**They're hiring me to SELL THEIR HOUSE.**

**They're hiring me to FIND THEM THE RIGHT HOME.**

They're trusting me with one of the biggest financial decisions of their lives.

They're trusting me to negotiate on their behalf, protect their interests, educate them, advocate for them, and guide them through a process that can sometimes be incredibly overwhelming.

**THAT is my priority.**

Not looking important. Not appearing wealthy. Not trying to impress someone with material possessions.

My priority is doing my job, doing it well, and making sure the people who trust me know that they matter.

And over the years, I've had the privilege of helping so many wonderful people.

What started as a career that people told me I wasn't cut out for has grown into a business I'm incredibly proud of.

And now?

🏡🖤 **SOLD!!! Some closings just hit a little differently!** 🖤🏡

This one is SO incredibly special to me, and I don't even know if I can put into words just how happy I am for this family! 🥹❤️

I've known this beautiful soul since we were teenagers working our very first jobs together. We've literally grown up together! We've watched our children grow, experienced so many different chapters of life, and made countless memories along the way.

Years later, we ended up working together again at our first *real adult job*. And that just so happened to be where she met one of the most amazing men I've ever known. ❤️

While I wasn't there to watch their entire love story unfold, when I found out these two had fallen in love, I was SOOOOO happy!!!

And when I tell you I absolutely LOVE these two together, I mean it! The best part? I already loved them both separately! Knowing two genuinely wonderful people found love with each other made my heart so happy. 🥹

They fell in love, got married, continued building their life together, and now, all these years later, I had the privilege of helping them purchase **THEIR VERY FIRST HOME!!!** 🏡🔑😭

And y'all, this isn't just any house.

This is a home with ROOM! Room for family, room for memories, room for the kids to enjoy being kids, and room for all the wonderful things this next chapter has in store.

And one of my absolute FAVORITE parts?!

They show cows, and now they have the land to **BRING THOSE COWS HOME!!!** 🐄❤️

I cannot even begin to explain how excited I am about that! There's something so special about finding a home that doesn't just meet your needs today but makes room for the things your family loves and dreams about doing tomorrow.

You walk into a house. The kitchen is gorgeous. The floors are beautiful. Everything has fresh paint. You're already mentally arranging your furniture.

But here's what I want you to remember...

✨ Fresh paint doesn't fix water damage.

✨ Beautiful countertops don't repair a failing foundation.

✨ New flooring doesn't mean the subfloor underneath is in good condition.

✨ And a gorgeous house can still have a roof that's begging for retirement.

I've seen enough in real estate to know that what you CAN'T see can be far more expensive than what you can.
