🔑 UNDER CONTRACT | 410 Barlow

Just one week on the market, and 410 Barlow is officially under contract! 🎉

A successful launch starts well before a home hits the market. From preparation and presentation to pricing and positioning, every detail matters when it comes to making a strong first impression.

We’re thrilled for our sellers and excited to see this one moving toward the closing table.

🏡 NEIGHBORHOOD FEATURE | Cabbagetown

Colorful homes, historic streets, front porches, public art and plenty of personality. There really isn’t another Atlanta neighborhood quite like Cabbagetown.

With roots as a historic mill village, Cabbagetown has held onto the character and strong sense of community that make it feel distinct even in the middle of the city.

And there may be no better time to experience it than during Chomp & Stomp. 🌶️🎶

The annual neighborhood festival returns Saturday, November 7, with 100+ chilis, live music, the Romp 5K, an artist market and plenty of reasons to spend the day exploring Cabbagetown.

One of our favorite things about Atlanta is how every neighborhood has a personality of its own. Cabbagetown certainly has plenty of it.

🔑 JUST SOLD | 716 Oakland Ave

From a very specific wish list to officially calling Grant Park home. 🏡✨

Our buyers knew what they were looking for: the right home, the right neighborhood, and the right feel. After a focused search, they found all three at 716 Oakland Ave.

We loved helping them navigate the search, make a strong offer, and get all the way to the closing table. Congratulations to our buyers on their new home and this exciting next chapter!

When a closing goes sideways, an experienced agent in your corner matters most.

Our buyers purchased 716 Oakland Avenue in Grant Park, a beautiful expansion and renovation with one problem: subpar hardwood floors. We wrote the contract to require the seller to restain and re-coat them. The floors weren’t done at the walkthrough, so we pushed closing back a week, found storage for our clients’ belongings, and extended their B&B. Then the floors turned out to be tacky, with polyurethane applied before the stain dried, so they would never cure.

Instead of another repair attempt, we negotiated a concession so our buyers could close and bring in their own hardwood contractor. They closed with the situation back in their control.

Every real estate decision starts with a different set of circumstances.

Before we recommend a strategy, we want to understand what matters most to you. Your goals. Your timing. Your priorities. And the factors that could influence your decision.

Sometimes the right move is to sell now. Sometimes it’s to wait. Sometimes a home needs work before it hits the market, and sometimes it doesn’t.

Our job isn’t to steer you toward a predetermined answer. It’s to ask the right questions, give you the information and perspective you need, and help you make the decision that makes the most sense for you.

That’s what trusted guidance looks like.

Episode 19 of Exploring the U takes us to Ormewood Park — the most historically intact Beltline neighborhood in Atlanta. Walking these streets today looks remarkably close to what it looked like 100 years ago, and the market is just as compelling. Median sold price of $595,000, homes moving in 10 days on average.

If you want expert guidance finding your place in a neighborhood like this, reach out and we’ll help you put a real plan together.

An accepted offer is a big milestone, but it’s not the finish line.

The time between contract and closing can include inspections, due diligence deadlines, financing, appraisal, title work, and plenty of coordination behind the scenes.

Our job is to help you understand what’s happening, what comes next, and when a decision needs to be made, while keeping all of the moving pieces on track.

So when closing day arrives, you can focus on the exciting part: getting the keys.
