You have one extra room. What are you choosing?

🍸 Home bar
or
🏋️ Home gym

Fun question, but there’s actually something useful behind it: when you’re house hunting, think about how you’ll use the space on a normal Tuesday, not just how impressive it looks during a showing.

A bonus room that fits your real lifestyle can end up being more valuable to you than another “must-have” feature you rarely use.

So… bar or gym? 👀

Some things are a hard no when I take a listing, because they usually cost sellers time, leverage, or money.

🔑 Overpricing “just to see what happens.”
🔑 Skipping the prep because “buyers can look past it.”
🔑 Ignoring the data because a neighbor sold for more.
🔑 Waiting until after launch to talk strategy.

The goal isn’t simply to get your home on the market. It’s to position it so the right buyers understand the value from day one.

If selling is on your radar, the strategy should start before the sign goes up.

The best selling strategy starts before the listing goes live.

Before putting your home on the market, take time to understand:

• What comparable homes have actually sold for
• Which repairs or updates are worth doing and which aren’t
• How your home will compete with current listings
• What costs you may encounter during the sale
• What your timeline looks like if you’re buying another home too

And one of the biggest mistakes sellers can make? Spending money on improvements simply because they assume buyers want them.

Sometimes the smartest prep is paint and decluttering. Sometimes it’s addressing a larger issue. Sometimes it’s doing almost nothing.

Start with the strategy, then spend the money. 🔑

The countertops might be beautiful, but we’re looking beyond the finishes. 👀

When touring a home, pay attention to:

1. The layout
Does it actually work for your daily routine?

2. Signs of water or moisture
Look around ceilings, windows, basements and under sinks.

3. Storage
Open the closets. Seriously. A lack of storage gets old quickly.

4. Noise and surroundings
Step outside and listen. Visit the neighborhood at different times if you can.

5. The expensive stuff
Roof, HVAC, windows and major systems might not be exciting, but replacing them certainly affects your budget.

A showing isn’t just about deciding whether a home is pretty.

It’s your first opportunity to figure out how that home might actually live.

🏡 Save this before your next home tour!

Fall can actually be a smart time to sell, but the season alone doesn’t determine whether you’ll have a successful sale. 🍂🏡

Here’s what can work in a seller’s favor:

• Fewer homes on the market can mean less competition
• Fall buyers are often more motivated and working with a timeline
• Cooler weather can make showings and moving a little easier
• A well-prepared home can stand out even more when inventory is limited

The bigger question isn’t “Is fall a good time to sell?” It’s “What does the market look like for your specific home, price point, and neighborhood?”

That’s where the strategy comes in. Before deciding to wait until spring, it’s worth looking at the numbers first.

Finding the house is only one part of buying it.

A good buyer’s agent is helping you evaluate what you’re buying, understand the local market, structure a competitive offer, negotiate terms, navigate inspections, manage deadlines and spot potential issues before they become expensive problems.

And sometimes the most valuable advice is knowing when not to make the offer.

Buying a home comes with a lot of decisions that can have long-term financial consequences. Having someone in your corner who understands the process can make those decisions a whole lot clearer.

The goal isn’t simply getting you to closing. It’s helping you feel confident about what you’re closing on!

A quiet showing isn’t always a bad showing. 🏡

Sometimes buyers stop asking questions because they’ve started picturing their life there. They linger in the kitchen, look out the windows a little longer, or circle back to the same room twice.

That’s why selling a home isn’t just about getting more showings. It’s about creating the kind of experience that gives buyers a reason to pause, connect, and remember it.

If you’re preparing to sell, pay attention to the little moments. They can say more than feedback sometimes does!
