🚫 Myth: "I can't sell my house — I still owe money on it."

Almost every house we buy has a mortgage on it. Owing money doesn't stop a sale. It just gets handled at the closing table.

The title company gets the payoff amount from your lender, pays it off directly from the sale proceeds, and anything left over goes to you. Simple math: $180,000 sale price minus a $110,000 payoff leaves $70,000 coming your way (before any other closing items) — and with no agent commission to subtract.

If you owe more than the house is worth, that's a different conversation. But call anyway. There are more options than most people realize.

🕰️ A parent passes away. A few weeks later, a letter arrives from a reverse mortgage servicer. And suddenly there's a clock nobody told you about.

Here's what a lot of families don't know: when the last borrower on a HECM reverse mortgage passes away, the loan generally becomes due and payable. Heirs typically have about 30 days to respond and up to 6 months to sell, pay off, or turn the property over — with extensions sometimes available if you can show progress.

Meanwhile, interest keeps adding to the balance every month the house sits. And many of these homes need work after years of deferred maintenance.

We put together a plain-English guide for owners and heirs in Texas and Georgia: how the timeline works, how the 95% rule protects families when the loan is bigger than the house, and where a cash sale fits.

🎖️ Orders came in. The report date is set. And the house still isn't sold.

If you're stationed at Fort Benning (yes, it's Fort Benning again), you know the feeling: the Army's timeline doesn't care what the housing market is doing. Meanwhile the house keeps costing you — mortgage, taxes, insurance, upkeep — whether anyone's living in it or not.

We wrote a full guide for Columbus and Muscogee County sellers: how a cash sale works when you're on orders, why older Columbus homes can be hard to list when buyers use VA or FHA financing, and every neighborhood we buy in, from Midtown to North Columbus.

Tell us your report date and we'll build the closing around it.

🏚️ "We buy houses as-is" doesn't mean you should keep quiet about what's wrong with the house.

It's a common misunderstanding. As-is means the buyer takes the property in its current condition — no repairs, no haggling over inspection items. It doesn't mean a seller can hide a problem they know about. In Texas, most sellers have to provide a written disclosure that asks about things like water damage and flooding. In Georgia, sellers have a duty to disclose known hidden defects.

The good news: you don't have to fix anything. You just have to be honest about it. Telling us about the leak, the foundation crack, or the old roof isn't a weakness in negotiation — it's how we build an accurate offer, and it protects you.

We wrote a full guide on one of the most common situations, mold and water damage:

This is general information, not legal advice. Your attorney can tell you what applies to your situation.

📋 Inherited a house? Before you do anything else, gather these:

✅ Certified copies of the death certificate (you'll need more than one)
✅ The will, if there is one
✅ Proof of who has legal authority to sell — court paperwork from probate, and your attorney will know exactly which kind applies
✅ The deed and the most recent property tax statement
✅ The latest mortgage or reverse mortgage statement, if there's a loan
✅ Keys, and a list of anything still inside the house

None of this has to be perfect before you reach out. But having it in one folder makes everything faster — and your attorney will thank you.

🔍 People ask what I'm actually looking at when I walk through a house. Honest answer: it's less about the paint and more about what's behind it.

The first ten minutes, every time:

✅ The roof and ceilings — leaks and stains tell the real story
✅ The foundation — sticking doors, cracks, uneven floors
✅ Water — smells, soft spots, signs of past leaks
✅ The big systems — age of the HVAC, electrical panel, and plumbing
✅ The neighborhood — comps, and what a buyer sees pulling up to the curb

Cosmetic stuff — carpet, paint, a dated kitchen — barely moves the number, because we're going to redo it anyway. The big-ticket items are what matter, and being straight about them upfront is how you get an offer that holds at the closing table instead of one that changes on you.

You don't need to have answers to any of these before you call. That's what the walkthrough is for.

🍂 Fall means two things for property owners: cooler weather, and property tax bills.

In Texas, most counties mail tax bills in October or November, and unpaid taxes become delinquent after January 31. Many Georgia counties send bills in the fall too, with due dates commonly landing in November or December. If you own a vacant property, an inherited house, or a rental you've been meaning to deal with, that bill can quietly turn into a much bigger problem.

Delinquent taxes mean penalties, interest, and eventually a lien against the property — which has to be cleared before any sale can close. The longer it sits, the more it costs.

If you're behind or about to be, we buy properties with delinquent taxes and can pay them off at closing out of the sale proceeds. No need to scramble for the money first.

🚫 Myth: "Once I get a foreclosure notice, it's too late to sell."

It isn't — but the clock is real. A foreclosure notice isn't the end of the road. It's the start of a window. In both Texas and Georgia, foreclosure sales are typically held on the first Tuesday of the month, and until that sale happens, you generally still own the house and can still sell it.

Selling before the foreclosure date can mean paying off the loan from the proceeds, avoiding a completed foreclosure on your record, and walking away with whatever equity is left instead of letting the sale take it.

The catch is time. A traditional listing can take 60-90+ days. A cash sale can close in as little as 7.

If you've received a notice, don't wait for the last week. Call and ask what your options are — even if you're not sure you want to sell.

💔 Nobody warns you that the hardest part of a divorce isn't always the divorce. Sometimes it's the house.

Two people. One mortgage. One property. Two very different ideas about what happens next. In Texas, a home bought during the marriage is generally community property — which usually means both spouses have to agree before it can sell the traditional way. Listing, showings, repairs, price negotiations... all while you're both trying to move forward.

We put together a Texas guide to selling a house during a divorce: how the process works, what a cash sale can simplify, and the questions worth settling with your attorney before anything gets signed.

Whatever you decide, there's no pressure and no judgment here.

📖 "As-is." "Earnest money." "1099-S." "Stepped-up basis." If those words ever made your eyes glaze over, you're not alone.

Real estate has its own language, and most of it doesn't come up until you're already in the middle of a stressful sale — an inherited house, a divorce, a foreclosure notice, a pile of unpaid property taxes. That's the worst possible time to be Googling definitions.

So we built a plain-English glossary: 35+ terms home sellers run into, explained the way we'd explain them over the phone. A few that trip people up most:

✅ Stepped-up basis — can significantly cut the capital gains tax on an inherited house (ask your tax pro how it applies to you)
✅ Lien — a legal claim on the property that usually has to be cleared at closing
✅ Net proceeds — what you actually walk away with, not the sale price
✅ Contingency — the "out" clause that makes financed deals fall apart
