Are you the house with the elaborate decorations, the porch light and a big bowl of candy, or the one hiding inside with the lights off?

What if your mortgage came with a little extra financial flexibility?

When you purchase a home with a Redfin agent and finance through Rocket Mortgage, you may qualify for Rocket Preferred Pricing.

You get to choose between two benefits:

• A 1% lower interest rate for the first 12 months, with the rate returning to the original note rate afterward.

OR

• A lender-paid closing cost credit equal to 0.75% of your loan amount, up to $6,000.

Here's what makes this worth knowing: These incentives are provided by Rocket Mortgage at no additional charge to the buyer.

For some buyers, a lower mortgage payment during the first year could be helpful. For others, reducing the cash needed at closing may make more sense.

The right choice depends on your financial situation and your plans for the home.

Our preferred Rocket Mortgage loan officer, Jonathan Obuseh, can help you compare the options, understand the program requirements, and determine which benefit may work best for you.

Before you fall in love with a home, get comfortable with the numbers.

One of the most helpful things you can do before seriously shopping for a home is have an early conversation with a lender.

Not because you need to be ready to buy tomorrow, but because understanding your finances makes the entire process easier.

A pre-qualification conversation can help you understand:

• What your estimated monthly payment could look like, including taxes and insurance.
• How much cash you may need for your down payment and closing costs.
• What price range fits your budget and comfort level.
• Whether there are financing questions worth addressing before you start touring homes.

And here's something important: Just because you may qualify for a certain purchase price doesn't mean you have to spend that much.

The goal isn't to find the most expensive home you can buy. It's to understand what works for you.

When you know your numbers, you can spend more time looking at homes that make sense and less time dealing with financial surprises.

For every homebuyer in Metro Atlanta, there are approximately 2.1 homes for sale.

According to Redfin's September 2026 data, the Atlanta market had an estimated 41,453 sellers compared with 19,706 buyers.

That's 110% more sellers than buyers.

It's an interesting shift in the housing market, especially for homeowners who remember when multiple offers and quick sales were the norm.

But here's an important distinction: These are metro-wide numbers. The competition for an individual home still depends on its location, price range, condition, and available alternatives.

For sellers, understanding which homes you're competing against may be just as important as understanding what recently sold.

Did you know a state of emergency can affect your real estate closing date in Georgia?

Under the Georgia REALTORS® Purchase and Sale Agreement, a qualifying state of emergency can automatically extend unexpired contract deadlines, including the closing date, for up to eight days.

For buyers and sellers, an unexpected change in the closing date can be frustrating, especially when moving arrangements and other plans are already in place.

While we can't control emergency declarations or the resulting contract extensions, we can help our clients understand what's happening, how their timeline may be affected, and what comes next.

Sometimes the most important part of navigating a real estate transaction is knowing what we can control—and communicating clearly about what we can't.

Are investors still buying up homes in Metro Atlanta?

They're certainly active, but the latest Redfin data offers some perspective.

During the second quarter of 2026, investors accounted for 15.6% of home purchases in the Atlanta metro area, down slightly from a year earlier.

That's roughly 1 in 6 homes purchased.

Investor activity also remains well below its 2021 peak.

For buyers, it's a reminder that while investors are part of the housing market, they aren't behind every competing offer.

A home’s property type can make a big difference in how long it takes to sell in Metro Atlanta.

September's median days on market tell an interesting story:

Single-family homes: 57 days
Townhomes: 72 days
Condos: 89 days

That's a 32-day difference between single-family homes and condos.

For sellers, it's a reminder that pricing and expectations should reflect the type of property you're selling, not just the overall Atlanta market.

For buyers, it shows why it's worth looking at the numbers for the specific type of home you're considering.

The Atlanta housing market isn't moving at one speed.

Sometimes the smartest move in real estate is to wait.

Tommy Ngo was talking about something we’re seeing in the Atlanta market: buyers and sellers don't always adjust to changing market conditions at the same pace.

Some sellers need time to recognize that the market has shifted. A home may sit longer than expected before the seller becomes more open to negotiating.

That’s where patience and experience matter.

Tommy’s approach isn't about rushing buyers into a decision or making an offer just because a home is available. It's about understanding the market, recognizing opportunities, and knowing when to make a move.

Of course, waiting isn't always the right strategy. The key is knowing the difference.

Sometimes the best negotiation starts before an offer is ever written.

How long have you lived in your current home?

According to Redfin's research, the typical Metro Atlanta homeowner has owned their home for 9.5 years.

With so many homeowners holding onto lower mortgage rates, it's easy to understand why moving isn't always an easy decision. For some, renovating makes more sense. Others are waiting until their housing needs change or the numbers work better.

And sometimes, people simply love where they live.

We're curious: How many years have you been in your current home? And do you see yourself staying another five?
