Alicia Appling - Realtor Realtor for Listing and Selling Homes My mother was a Realtor for over 37 years. Well, she was right! That's part of who I am as a person, and as a Realtor.

As a Georgia native growing up in Blackshear Georgia - a small town of 3,300 people in Southeast Georgia-I was blessed to be part of the real estate world at an early age. As a child, I would watch her work and see the joy that she brought to so many people as she did whatever it took to fulfill her client's wants and dreams. She taught me that hard work and dedication to a career you love are incredibly rewarding and said that I would meet wonderful people as I embarked on following in her footsteps. I lived in real estate through my mom while growing up, and saw it first-hand when I began my real estate career 23 years ago. I have met some wonderful people and life-long friends through selling real estate. I love what I do working as a highly referred Realtor in the Athens-Oconee-North Georgia area. In this day and age, technology is so important when it comes to our everyday lives. As a Realtor, I know how instrumental technology is to the real estate industry. Whether buying a home or selling one, technology plays an important role in our experience. As a homegrown Georgia girl, I also see the importance of never losing sight of one-on-one customer service. It's important to me to listen to my clients to try to hear what they are saying so I can best serve their needs. That is what is most important to me. Let's face it, buying or selling a home can be a great experience or it can be total stress. I opt for great experience-and that means doing whatever it takes to get the job done and done right. It's really quite simple to me...When I work with a client, whether buying, or selling, they can be sure that I am more than just a click on the computer or a voice mail in the dark, Also, I can assist with all of the additional needs that come with selling or buying...painting, repairs, flooring, pressure washing, landscaping, and more. I have connections! In every transaction, before, during, and after...I am their Realtor-dedicated, technologically savvy, and old-school personal. Whatever your real estate needs, please remember, my time is your time. BSHE Graduate of the University of Georgia

The roof is easy to forget because most of it sits outside your everyday line of sight. Before winter arrives, fall can be a useful time to look for visible changes around the roofline.

From a safe position on the ground, notice missing or damaged shingles, unusual sagging, debris buildup, damaged gutters, or tree branches making contact with the roof. Inside the home, unexplained ceiling stains may also deserve further attention.

If you are buying, consider asking about the approximate age of the roof, previous repairs, and any available documentation. Existing homeowners can use seasonal checks to determine when a professional evaluation may be appropriate.

You do not need to climb onto the roof yourself. Sometimes knowing what to look for from a distance is a useful first step.

Do you know how old the roof on your home is? Let me know in the comments.

More storage is helpful, but thoughtful storage can make an even greater difference. Current renovation priorities continue to emphasize functionality, especially in hardworking areas such as kitchens, entryways, and utility spaces.

When touring a home, consider where groceries, small appliances, cleaning supplies, coats, shoes, and everyday household items would actually go. Pantry cabinetry, built-ins, and well-designed closets can help a home feel organized without requiring additional square footage.

If you are renovating, improving the storage you already have may be worth considering before expanding the footprint of a room.

Good design should make daily routines easier. Which area of your home could benefit most from better storage?

A slow drip under a sink or a small moisture mark can be easy to overlook, especially when everything else appears to be working normally. Water, however, deserves attention when it appears where it should not.

Periodically check beneath sinks, around toilets, near tubs and showers, and around visible plumbing connections. Look for staining, swelling, peeling finishes, unusual odors, or areas that remain damp.

For buyers, these visible details can be worth noticing during a showing, while a professional inspection can provide a more complete evaluation. For homeowners, catching an issue early may help limit damage to surrounding cabinetry, flooring, or finishes.

Make visible plumbing areas part of your regular home check rather than waiting for an obvious problem to appear.

When was the last time you checked under your sinks for signs of a leak? Let me know in the comments.

Real estate headlines can provide useful context, but they rarely tell the entire story of what is happening around one specific property. Conditions can vary between neighborhoods, price points, and even different types of homes.

Inventory, days on market, recent comparable sales, property condition, and buyer activity can all influence how a home should be evaluated. Broader market data is most useful when it is paired with information that reflects the area where you actually plan to buy or sell.

Your timing and goals matter too. The right decision for one buyer or seller may look completely different for another.

If you are trying to make sense of the market in your area, reach out and let’s look at the information that matters to your situation.

Windows and exterior doors play an important role in how comfortable a home feels as temperatures begin to fall. This is a good time of year to take a closer look at their condition.

Check for worn weatherstripping, damaged caulk, visible gaps, difficult operation, or noticeable drafts around frames. These details may seem small, but they can affect comfort throughout the colder months.

If you are touring a property, look at the general age and condition of the windows and doors instead of focusing only on the view. Existing homeowners can use the season to identify areas that may need simple maintenance or professional attention.

Add windows and doors to your fall checklist before colder weather makes those little drafts much easier to notice.

When it comes time to start thinking about purchasing a home, it's not always easy to quickly know how much the whole process will truly cost. Take a look at this blog to get an idea of which expenses occur once and which are ongoing.

It would be nice if houses for sale came with giant price tags so a buyer could easily compare “all-in” costs. Imagine trying to buy a gallon of milk and having to separately compute what it costs to feed the cow, distribute the inventory and stock the shelves.
