Thinking about selling your home in Loudoun County in spring 2027? I wouldn’t wait until spring to start getting ready. 👀

Here’s something I’ve learned after 22 years in Northern Virginia real estate: some of the most important work happens MONTHS before that For Sale sign goes up.

And with the way buyers are shopping right now, preparation matters more than ever.

The November 2026 Loudoun County housing market is showing us that buyers are taking their time, comparing homes, and being much pickier about what they’re willing to pay.

But here’s what a lot of homeowners in Leesburg, Ashburn, Sterling, and Purcellville don’t realize: our spring selling season often starts heating up in January and February!

That means November and December are actually great months to start getting your house ready, figuring out what improvements are worth making, and putting together a pricing strategy.

If selling your home in Loudoun County is even a possibility in 2027, I’d love to help you get ahead of it.

Comment your Loudoun County neighborhood or send me a message. Let’s look at what’s happening with home prices in YOUR community and make a plan before the competition arrives.

You know those lunches where you sit down for a quick bite and suddenly realize you’ve been talking for over an hour? 😂🍷

That’s exactly how my afternoon at GVINO in Downtown Leesburg went.

A friend and I decided to treat ourselves to lunch at Market Station, and I loved everything about it. The old brick walls, the cozy atmosphere, the sunlight coming through the windows, and that wonderful feeling of being somewhere you don’t need to rush.

We ordered this incredible warm, crispy Italian sandwich and a huge salad loaded with avocado, goat cheese, and fresh vegetables. Add a chilled glass of white w**e and some much-needed girl time, and I was perfectly happy staying right where I was.

Honestly, I think we all need more afternoons like this. Good food, a friend you can talk to for hours, and nowhere you absolutely have to be.

If you’re looking for a cozy lunch spot in Leesburg, VA, or somewhere special to catch up with a friend, GVINO W**E BAR at Market Station is one I’d happily recommend.

Now tell me, who’s the friend you could sit with for three hours and STILL have more to talk about? Tag them! 💛

If you’re thinking about selling your home in Leesburg in 2027, here’s one thing I wouldn’t do: wait until spring to start planning. 👀

I know it’s tempting to look at what your neighbor sold for last year and think, “My house should sell for that too.”

But the Leesburg housing market looks different heading into November 2026. Buyers are watching their monthly payments, comparing more homes, and taking a lot more convincing before making an offer.

The good news? Home prices in Leesburg have been holding up better than the slower sales activity might suggest.

And here’s something I’ve learned after 22 years of selling homes in Northern Virginia: our spring real estate market often starts in January and February, not April!

So while everyone else is thinking about Thanksgiving and Christmas, this is actually a great time to figure out what your house needs, what you can skip, and how to make it stand out when buyers start looking again.

If you’re considering selling your home in Leesburg, VA, next year, I’d love to walk through it with you now. No pressure to list tomorrow. Just a smart plan so you’re ready when the timing is right.

Send me your Leesburg neighborhood, and I’ll tell you what homes are actually selling for in your area. 🏡

Remember when buying a house meant crossing your fingers during the inspection and hoping nothing expensive showed up? 😅

I can’t tell you how many buyers I’ve seen worry about losing a house simply because they wanted something repaired or needed a little help with closing costs.

Well, things are changing.

A recent Redfin report found that nearly 1 in 7 home purchase contracts nationwide fell through in September. And while every local market is different, it’s a good reminder that buyers don’t have to accept every condition just to get a house.

If you’re buying a home in Loudoun County or Northern Virginia this fall, don’t be afraid to have the conversation. That aging roof, outdated HVAC system, or unexpected repair could be worth negotiating.

The goal isn’t just to get the keys. It’s to feel good about the decision you’re making long after you move in.

I’m curious: Would you walk away from a house you loved over an expensive inspection issue, or try to negotiate first?

The best part of the Ladies Board Rummage Sale isn’t actually the shopping. It’s the incredible women I get to work alongside! ❤️

A few of my favorite moments from this year’s 87th Annual Ladies Board Rummage Sale in Leesburg!

I spent my time in the barn working in the Holidays & Crafts section with some truly amazing ladies. And let me tell you, there is a LOT of work that goes into making this event happen! Between sorting donations, organizing everything, and helping shoppers find their treasures, we definitely stayed busy. But we also had so much fun together!

These women are AMAZING, and I’m so grateful to be part of a group that works so hard, has so much fun together, and genuinely cares about giving back.

And of course, a huge thank you to every single volunteer who gives their time to make this Loudoun County tradition possible!

I’m already looking forward to doing it all again next year! 🎄

Did you make it to the Rummage Sale this year? I’d love to hear what treasures you found!

Loudoun County could be hitting the pause button on new data center approvals. But there’s a catch. 👀

If you live in Ashburn, Leesburg, Sterling, or anywhere in Loudoun County, you’ve probably noticed how much the data center conversation has grown over the last few years.

Now county leaders are considering delaying certain final approval votes for up to a year while they work on updating the rules for future data center development.

And here’s what people need to understand: this is NOT a data center ban.

Developers could still submit plans, and applications could continue moving through parts of the review process.

The decision was originally scheduled for October 20, but has now been pushed to November 17.

For Loudoun County residents, this is worth following because the decisions being made today could shape what our neighborhoods look like for years to come.

I’m interested in hearing what my Loudoun neighbors think.

Should the county finish reviewing its data center rules before approving more projects, or should decisions continue moving forward?

Big development news out of Ashburn, Virginia!

Amazon is moving away from its plans to build data centers on George Washington University’s former Virginia Science and Technology Campus, and the property could have a very different future.

Loudoun County officials announced a preliminary agreement that would bring some major changes:

🏛️ Approximately 25 acres would be transferred to Loudoun County, with a community arts center and indoor sports facility under consideration.

🏡 The remaining 97 acres could be rezoned for housing and mixed-use development.

💰 Amazon has also offered $5 million toward Loudoun County’s housing trust fund.

The Loudoun County Board of Supervisors voted unanimously on October 20 to advance the agreement, but the plans are not final. Rezoning, additional approvals, and community discussions are still ahead.

For Ashburn residents, this could mean a significant change in how this property is used in the years to come.

What do you think Loudoun County needs most: more housing, an arts center, or indoor sports facilities?

If your idea of a perfect fall Saturday involves farm stands, fresh produce, and coming home with way more pumpkins than you have room for, I have a little road trip for you.

One of my favorite things about living in Loudoun County is that you can drive just a little outside Leesburg and find some of the sweetest family-owned farm markets right along Route 15.

Here are three stops I'd absolutely recommend:

🌻 Brossman's Farm: Bring your dog, pick up seasonal produce, and PLEASE try their homemade pico de gallo!

🎃 Farmer John's Market: An incredible pumpkin selection, fresh vegetables, roasted nuts, and even a mushroom-growing barn.

🍎 Loudoun Berry: Fresh pies, local produce, flowers, farm animals, specialty cheeses, and a cute little shop full of gifts.

Make an afternoon of it! Bring a friend, grab a coffee, and leave some room in your trunk. Trust me on that last part. 😂

If you're looking for fun fall things to do in Loudoun County, pumpkin shopping near Leesburg, or local farm markets in Northern Virginia, save this Route 15 itinerary for your next free Saturday.

Which of these three have you visited? And is there another Loudoun farm stand I should add to my next trip?
