While overall year-to-date closings were down 4.96%, the $1 million+ segment recorded:

• 4,449 year-to-date closed sales—up 1.99%
• $7.30 billion in year-to-date sales volume—up 3.17%
• A September median of 21 days in the MLS, compared with 32 across the broader market

Luxury condos and townhomes showed strength, too: year-to-date closed sales in the $1 million+ attached segment rose 6.35%.

Denver ended September with 4.76 months of inventory overall. For condos and townhomes, that figure was 7.21 months—and the median close price was $365,500, down 6.28% year over year.

That creates opportunities to compare properties carefully and discuss seller concessions. For attached homes, HOA fees and insurance costs belong in the budget alongside the purchase price.

Heading into the fourth quarter, the report points to potentially less buyer competition as some shoppers pause for the holidays. The right opportunity still depends on the home, the terms, and your budget.

Denver’s market is moving slower—but detached home prices are holding steady. 🏔️

September brought 2,849 closed sales, down 11.71% from August and 21.39% from a year earlier. Meanwhile, the year-to-date median close price for detached homes held at $650,000, matching each of the past two years.

Timing matters: most September closings went under contract in August. Pending sales slipped 6.07% to 2,908, offering an earlier look at the market’s response to September’s rate climb. October and November closings will tell us more.
