The Metro DC housing market continues to slow, with new contract activity down nearly 25% compared to the same week last year. All six jurisdictions saw double-digit declines as higher mortgage rates and affordability challenges put additional pressure on buyers.

But here's what's interesting: while fewer homes are going under contract, days on market have increased only slightly. In Loudoun and Prince William counties, homes actually moved faster than they did last year.

What does this mean for buyers and sellers?

Sellers: Pricing, presentation, and condition matter more than ever. Buyers are being selective, but well-positioned homes can still attract serious interest.

Buyers: Higher rates may be limiting affordability, but reduced competition could create opportunities to find the right home.

The takeaway? The market is slowing, not stopping. Buyers are taking a more selective approach, but when the right home comes along, they're still ready to act.
