What if you buy a house now…and regret it later? 🏡

It's a reasonable question, especially when mortgage rates, property taxes, insurance and everyday expenses are all competing for room in your budget.

But here's an interesting finding:
According to a NerdWallet survey, only 3% of homeowners surveyed said they regret buying their current home.

That's encouraging. But we think the more useful question is:
What helps someone feel good about their decision long after closing day?

It's probably not just getting the lowest possible interest rate.
It's whether the home still works for their life.

👉 A payment that leaves room to live. Not just a mortgage approval, but a realistic budget that includes taxes, insurance, maintenance and the things you enjoy outside your home.
👉 A property that fits their actual needs. The location, layout, commute and everyday functionality matter long after the excitement of moving in wears off.
👉 An understanding of the trade-offs. Maybe you compromise on square footage to get the neighborhood you want. Or choose a home that needs cosmetic updates in exchange for a more comfortable payment.
👉 A plan that doesn't depend on perfect market conditions. Building equity can be a long-term benefit of homeownership, but home values aren't guaranteed to rise, and selling comes with costs.

Higher mortgage rates don't affect every homeowner the same way. And they shouldn't lead to the same strategy for everyone. 🏡

For someone buying their first home, the biggest question may be how to make the monthly payment comfortable without stretching the budget too far.

For someone selling, it may be how to position their property for buyers who are paying closer attention to affordability.

And for someone selling one home to buy another? Well, they're navigating both sides of that equation.

That's why we don't think there's one universal playbook for today's market.

🏠 If you're buying, start with the payment you actually want to live with, not simply the maximum amount you're approved to borrow. Then explore your financing options, understand what concessions might help, and evaluate each property based on its price and competition.

🏠 If you're selling, remember that buyers are doing that same math. Pricing accurately matters, but so does understanding which repairs, improvements or negotiated terms could make your home a stronger option.

👉 And if you're doing both, your existing mortgage, available equity, next payment and moving timeline all need to be part of the conversation.

One thing we wouldn't recommend?
Building your entire moving plan around the hope that mortgage rates will be significantly lower in a few months.
