Still figuring out what to do this weekend? A few ideas close to home for October 17–18 🍂

SATURDAY
🚒 Vehicle tours and storytime at South Pasadena’s Community Fair
🦉 Kids’ crafts and wildlife talks at Pasadena Humane
🎃 Decorate a little haunted house at One Colorado
🔭 Stay up a little later for a family stargazing night in Altadena

SUNDAY
🥖 Pick up some fruit and bread at the Alhambra Farmers Market, then find somewhere for lunch.

The vehicle tours would probably be the first stop for my son. I’m more interested in the farmers market. We’ll see who wins 😂

Times and locations are on the graphic. The haunted house workshop recommends advance tickets, and stargazing depends on the weather. Check with the organizers before heading out.

Save this for when someone asks, “What are we doing this weekend?”

My AC broke during heat wave and I tried to call several other HVAC companies and they all have AI or put me through answering machine. When I called Iwai Cooling and Heating, I actually talked to a real person and after describing my problem, they were able to squeeze me in the next day and immediately diagnosed I had a bad capacitor and was able to fix it on the same day AND I didn’t get charged for an arm or a leg. Who wants to wait for AI to call back when it’s 100F outside.

Highly recommend them for all your HVAC problems.

Is there actually a “deal” in today’s San Gabriel Valley housing market? 🏡
After looking at the August numbers across Arcadia, Pasadena, San Marino, Temple City, San Gabriel, Monterey Park, Alhambra, Rosemead & Sierra Madre, here’s what stands out:
The market isn’t crashing — but buyers finally have more room to negotiate.
Some interesting numbers:
📍 San Marino: 14.6 avg. days on market
📍 Rosemead: 16.5 days
📍 Temple City: 21.5 days
Well-priced homes are still moving FAST.
But…
📍 Sierra Madre: 48.4 days
📍 Monterey Park: 41.4 days
📍 Alhambra: 39.6 days
That’s where I’d start looking for opportunity.
The best “deals” right now probably won’t be the beautiful new listing that hit the market 3 days ago.
I’m watching for:
30+ days on market • price reductions • vacant homes • homes that fell out of escrow • dated interiors • motivated sellers
Because once a home has been sitting for 30–45+ days, the conversation can change.
Price isn’t the only thing you can negotiate either.
Closing-cost credits, repairs and rate buydowns can sometimes be more valuable than simply getting $10K–$20K off the price.
And Arcadia is especially interesting right now: 113 active listings in August means buyers have choices.
So would I call this a buyer’s market?
Not quite.
I’d call it a “pick your seller” market.
You don’t need every home in SGV to drop 20% to find a deal.
Sometimes you just need to find the one seller who wants to sell more than you need to buy. 🎯

Here’s what stands out:

* 90 active listings (highest inventory in the group)
* Median sold price: $1.81M
* Average market time: 42 days
More choices for buyers than we’ve seen in a while, but sellers are still achieving strong prices when homes are priced correctly.
🏡 Pasadena
* 128 active listings
* Median sold price: $1.68M
* Price per sq ft: $911
Buyers have more negotiating power than last year, but desirable neighborhoods are still attracting competition.
🏡 Temple City, Rosemead & Monterey Park
* Homes are moving in 21–30 days
* Median sold prices between $959K–$1.1M
These markets remain highly competitive because they’re among the most affordable entry points in the San Gabriel Valley.
