Still glowing after handing the keys to my friends, Shorty and Cortnee. What a journey this was!

I’ve known this couple for several years, and Shorty was paired with me through a referral service—by the grace of God.

His situation was unique, to say the least. He has a federal ITIN, but not all the traditional documentation typically required for a “normal” loan. The company he initially found offered an ITIN loan product and signed him up immediately, but then the unfortunate games began.

After months of resending the same documentation over and over, we were finally pre-approved for a high purchase amount. Then, just a few weeks later, the original closing numbers changed by tens of thousands of dollars.

Back to the drawing board.

We continued our search and eventually found a gorgeous home that was a perfect fit for this couple. Then, THE DAY OF CLOSING, his THIRD loan officer was fired. We learned a third-party lender had become involved and that a second appraisal was now required.

Thankfully, Amy Angel's seller was incredibly patient and gave us extra time to get everything done.

Fast forward to a week before our new closing date, and again… the closing costs had DOUBLED.

NOPE!!!!!!!!!!!!!!!!!!!

The lender was immediately fired, and by the grace of God once again, we found a local lending company with a product that services ITIN borrowers.

The Federal Savings Bank was able to acquire the initial appraisal after a LOT of fighting and get us clear to close in just 6 days — including a weekend.

And now, Shorty and Cortnee are HOMEOWNERS. 🏡🔑

All of this to say: I WANT TO WORK WITH MORE ITIN BUYERS.

Man, what a trip this deal was! Haha.

I reached out to the Murphys to ask if it was time for them to relocate to Anniston, AL because they'd been on my heart for a while, and sure enough!! They were getting ready to list their home on the market and find a home on the Anniston East Side.

Who would have thought that their dream home would come on the market the next day? We secured their offer to purchase their Anniston home and got their home on the market. Now, we all know this market is changing quickly, and with average days on market in their area being 90+ days, we had to get creative fast.

Derek and I made hundreds of calls in the next few weeks, hosted an open house, and even re-positioned the home. Unfortunately, the strategies we went for came up empty-handed according to our contractual schedule. Not to worry!! There's always a solution to every problem in this business.

The Murphys spoke with a new lender, and we found a way around the initial contingency needed to satisfy their current lien!

We are now under contract to close on their home in the following months with a secured lease-purchase option! Win-Win for my folks!!

This family grew so near and dear to my heart during our long-ish journey to secure a new home and eventually offload their current home on Lake Wedowee.

The Bozeman’s were referred to me by a close friend (we love referrals!) toward the end of 2025 with a goal in mind. To move closer to where life was happening for them. After a few months of waiting for activity on their current home and touring homes in Calhoun County, they decided to change the plan altogether!! They saw a new construction home on a beautiful waterfront lot in Chelsea, AL, where they actually moved from to get onto Lake Wedowee!

That particular home went under contract!!! However, a different floor plan across the water was still under construction and ready for the Bozmans to add their personal touches. God always has a plan right? This deal worked out best for them! We closed on the new build rather quickly.

During the final walk-through of their purchase, they asked what they could do differently to help sell their home. I quickly shared my perspective on repositioning the home on the market, built a plan with them, and relaunched it on the open market! We received an offer in 3 days and, again, according to God's plan, were able to off-load this gorgeous lake home where they raised their children.

Their story isn't over, and I hope this part of their story, which I was blessed to be a part of, can encourage others in similar situations... that who you trust in your real estate dealings truly matters.

There's more to this business than opening doors, listing in MLS, and praying things work out. It takes grit, creativity, experience, heart, and ACTIVELY pursuing what is best for the client no matter the end result. Luckily, this end result was a happy ending! All in God's precious timing!

What a joy it is to serve others in real estate affairs!!!

Honestly, some parts of a few deals feel like the hardest thing I've ever faced in the moment, but with a solid support team, resilience from several years of experience, and faith in my Father in Heaven, the result looks like this. A win for the people who trusted us in the process!
