Rates are near 7.5% and Fannie Mae expects them to stay close to that through 2027. So the question I keep hearing is a fair one: should you wait?
Honestly, it depends on where you are.
If you are buying your first home, waiting for rates to drop is not always the move. If the payment fits your budget today, waiting could cost you more than it saves. Get pre-approved first, compare more than one lender, and ask about credits toward your rate or closing costs, not just a lower price.
If you are ready to move up, the rate on your next home matters less if you know what you will net on the sale and you price your current home right for today's market. Your equity does real work here.
If you are thinking about downsizing, rates may not be the main factor at all. Pay cash and skip the rate entirely. Or borrow less so the rate matters less. Either way, talk to a tax advisor about your gain before you sell.
This is a balanced market right now. Pricing right matters more than ever, and so does knowing your actual options before you make a call.
