Inherited land? Here’s where to start.

We work with a lot of families who’ve inherited land. Many of them live out of state and haven’t walked the homeplace in years. Over the next few weeks, we’ll walk through the process one step at a time.

Step 1: Find out where things stand.

• Is the estate open, and has it been settled?
• Was there a will, or does the land belong to all the heirs together?
• Are the county property taxes current?

You can’t make good decisions about the land until you know who legally owns it and what’s owed on it. If you’re not sure, an estate attorney can help you sort it out.

Have questions about inherited land in central North Carolina? Call or text Doug at 919-291-6390, or send us a message right here.

No water, no ducks.

We were out in Harnett County hanging trail cameras, topping off feeders, and checking one of our favorite flooded timber duck holes. It’s 6–8 acres, and most years it holds 3 to 4 feet of water, with the main creek run 6 to 7 feet deep.

Right now it’s bone dry.

Acorns are falling and there’s deer and turkey sign everywhere, but duck season isn’t looking good without a big rain.

If you hunt timber or swamp bottoms, what’s your backup plan in a dry year like this? Let us know in the comments.

Bear season is open in the Piedmont.

The Piedmont Bear Management Unit season runs Oct. 17, 2026 – Jan. 1, 2027 in Franklin, Harnett, Hoke, Johnston, Moore, Richmond, Scotland, Vance, Wake and Warren counties.

I've worked land in every one of those counties and have never seen a bear on any of it. Has anyone actually seen one around here? Trail cam, back field, crossing the road, I'd like to hear about it. Drop a comment or a photo below.

At M3 Land Company, we sell a lot of land that never hits the market. This 5.5± acre tract in Harnett County was one of them, and it sold at full market value.

A lot of people think off-market means leaving money on the table. It doesn’t. Some sellers want privacy: no nosy neighbors, no signs, no listing online, no strangers walking the property. We work directly with qualified buyers, builders, and investors who are already looking for land like theirs, and we bring them the property quietly. Done right, a quiet sale can bring top dollar.

If you’re thinking about selling but don’t want the whole county knowing your business, call or text Doug at 919-291-6390, or send us a message right here.

𝐒𝐎𝐋𝐃 — 𝟐𝟎𝟐.𝟒𝟖± 𝐚𝐜𝐫𝐞𝐬 𝐨𝐧 𝐍𝐂 𝐇𝐰𝐲 𝟒𝟐 𝐢𝐧 𝐍𝐞𝐰 𝐇𝐢𝐥𝐥, 𝐂𝐡𝐚𝐭𝐡𝐚𝐦 𝐂𝐨𝐮𝐧𝐭𝐲.

This is one of the prettiest tracts I’ve had the chance to work on. Mature hardwoods and pines, wildlife everywhere you look, and about a minute from Shearon Harris Lake. A hard-to-beat location in this part of the state.

We represented the buyers on this one, and it was not a simple deal. Two parcels combined, a family that wanted to carve out home sites for each of them, and an 180-day due diligence period spent almost entirely working through Chatham County.

We brought in the engineer and surveyor, laid out a six-lot family compound with a private road, and navigated the county’s brand-new subdivision rules, the fire marshal, planning, and NCDOT for the driveway permit. Some weeks it moved fast. Some weeks it didn’t move at all. We stayed on it until the plat was approved and we had the permit in hand.

This is the kind of work we do. Anybody can write an offer. Getting a property like this through the county and to the closing table takes somebody who knows land development and won’t let it sit.

Closing day wasn’t the end. Since then, we’ve handled the present-use tax filing, the land disturbance and stormwater permits, and coordination with Duke Energy, and we’ll be there with them through the road build. That’s what service after the sale looks like to us.

If you’ve got land in Chatham, Harnett, Wake, Lee, or anywhere in central NC and you want to know what it’s worth or what can be done with it, give us a call. 919-291-6390.

Got a really good one daylighting on another camera, but unhuntable where he's at. Thin the herd now, or wait until after the rut? Meat in the freezer or horns on the wall… what’s your pick? On a side note, these Moultrie Products Edge cameras are putting in work this year. 7-800 pictures a night and not one problem. 🤞

At M3 Land Company, we don’t do average, and we’re never content with where we are. Every year, we reinvest in the company, whether it’s new equipment, new software, or more training, because the people trusting us with their land deserve more than the bare minimum.

Thermal drone work is a big part of that, and we don’t know of another land brokerage around here doing it. Paired with our mapping software, it picks up wet areas and possible wetlands you’d never spot walking a property, especially after the drought we just had.

We also use it for wildlife surveys and herd inventory. It gives us a real picture of what’s living on a property and how the habitat is being used, which tells a buyer a lot about the land and its potential. When we tell you a property holds deer and turkey, we’re not guessing. We know.

Most brokerages list land. We take it to the next level. If you’re thinking about selling, call or text Doug at 919-291-6390, or message us right here, and we’ll show you what that looks like.

𝟎 𝐎𝐥𝐝 𝐒𝐭𝐚𝐠𝐞 𝐑𝐨𝐚𝐝 — 𝐖𝐚𝐤𝐞 𝐂𝐨𝐮𝐧𝐭𝐲 — $𝟓𝟐𝟎,𝟎𝟎𝟎

Opportunity like this doesn't sit on the Wake/Johnston County line for long. A brand-new home development just broke ground directly across the street, with homes starting at $1M — a clear signal of where this southern Wake corridor is headed.

What sets this tract apart:

– 6.37± acres on the Wake / Johnston County line
– Fully fenced with an established Elaeagnus hedge for privacy and screening
– 2021 soil evaluation confirms conventional septic suitability across the entire property
– Recorded boundary survey on file
– 500+ ft of paved road frontage on Old Stage Road
– Existing outbuilding for storage or workshop use
– Just 9 miles from the new 540 Triangle Expressway
– Minutes from Angier and Fuquay-Varina, with an easy commute into Raleigh

Ideal for a private estate, a family compound, or a minor subdivision (subject to Wake County approvals). Build-ready acreage with confirmed septic in this fast-growing corridor gets harder to find every year — and now you can build right alongside million-dollar homes.

Please note: The property includes a small, historic family cemetery that conveys with the sale. It is deeded separately with its own parcel ID and a dedicated 20-foot access easement shown on the recorded survey.
