What the Silver Tsunami Means if You’re Planning To Sell

The term “silver tsunami” makes it sound like a wave of houses is about to hit the market all at once. The research says otherwise.

According to Realtor.com, about 13.9 million homes owned by older Americans are expected to change hands by 2036. That's a big number. But it's spread across a decade, at roughly 1.3 to 1.5 million homes a year.

The pace is important. After the 2008 housing crash, builders spent years not building enough homes to keep up with demand, and the country still hasn't caught up. As longtime homeowners sell over time, their houses will help ease a shortage that's already there.

For buyers, that can mean more options. For sellers, it means there's no reason to put your plans on hold because of a trend that’s expected to play out over the next 10 years.

What matters more is what's happening in your area right now: how many homes are for sale nearby, what similar houses are selling for, and what buyers want.

Planning a move in the next year or so? Let's talk about what the local numbers mean for your house.

How To Win Back Your Buying Power

The recent jump in mortgage rates cut about $22k from what a buyer with a $2,000 monthly budget can spend. But you can win most of that back at the negotiating table. More than 4 in 10 homes for sale have had a price cut. And the typical cut is about $18k on a median-priced home. That’s just a price cut alone. You may also be able to ask for repair credits, closing cost help, and more. Let’s find the homes where sellers may have some wiggle room and see what we can negotiate.

News and Thoughts on the Market

Did the latest climb in mortgage rates take a bite out of your home budget and have you rethinking your move?

If you’re aiming for a $2,000 monthly payment, that rise in rates cut about $22,000 from what you can spend. That’s a lot.

But what if you could close the gap? While headlines focus on lost buying power, they’re not calling enough attention to how seller concessions can offset that blow.

More than 40% of homes for sale have had a price cut, and the typical cut on a median-priced home is around $18,000. That alone could win back most of what rates took.

And you could get back even more by asking for repair credits or closing cost help, too.

How much a seller will negotiate depends on the house and the area. Send a DM to find out how much of that $22,000 you could get back around here.

Wondering where mortgage rates are headed?

The latest forecasts from Fannie Mae, MBA, and Wells Fargo show rates settling in somewhere between about 6.9% and 7.5% through the end of 2027. That means no big drop is expected, and there’s no big spike to worry about either.

Why? These forecasts are based on where the economy, the job market, and world events stand today. Until those things change, rates probably won’t either.

While it may not be the direction you were hoping for, that kind of steadiness does make it a lot easier to plan your next move.

Let’s run the numbers on what buying or selling looks like at today’s rates, so you can decide based on your goals, not the headlines.

Want to know what’s next for rates and prices? The forecasts are in.

And the outlook for the housing market in 2027 comes down to one word: steady.

The latest forecasts from Fannie Mae, the Mortgage Bankers Association, and Wells Fargo show mortgage rates holding fairly flat through 2027. No big drop expected. No big spike either.

Lenders agree. In a recent HousingWire survey, 70% of mortgage executives said they expect rates to be around 7.5% or higher six months from now.

Home prices are on a steady path too. On average, those same forecasts show national prices rising about 1% to 1.5% a year through 2027.

So what does that mean for you?

If you’re buying, slower price growth gives you a little more breathing room. And instead of waiting on a rate drop that may not come, you can focus on what you can control, like a monthly payment that feels comfortable today.

If you’re selling, your house should keep holding its value, which makes it easier to plan your move around your goals and timeline.

Just keep in mind, these are national numbers. What’s happening in your neighborhood could look different.

Curious what a move could look like at today’s rates and prices? Let’s run the numbers together.

Home insurance has gotten pricier, and that can be frustrating when you’re budgeting for a move. Here’s what you can do about it.

Data shows homeowners who switched insurance companies saved about $440 a year compared to those who stayed with the same insurance provider. And they didn’t have to give up coverage to do it.

So, before you move, compare quotes from a few companies. You may find a better deal than you’d expect.
