A Saturday open house. A late-night break-in attempt. And a Sunday open house she decided to do anyway. 😳🚨

Welcome to Agent Horror Stories. This time, Silvia Leticia shares how someone tried to break into her San Bernardino listing with a crowbar after Saturday’s open house.

The next morning, the seller sent her the Ring camera footage... and despite what happened, Sylvia decided to go ahead with Sunday’s open house. 💀

Because sometimes, real estate comes with situations you never signed up for.

And one thing’s for sure: never take your safety for granted. Always try to have another agent with you.
Alright, agents, your turn. 👀

What’s the scariest thing that’s ever happened to you at an open house? Drop your story in the comments. We know you’ve got one. 😅

Should you sell first or buy first? 🏡

It comes down to one thing: Do you need the money from your current home to buy the next one?

If you don’t, buying first could be an option. Just be prepared to carry two mortgages until your home sells.

If you do, get your home on the market first. Once it’s moving, you can focus on finding your next home with a clearer plan.

The right order can make a big difference. Let’s make sure you have a strategy before making your next move.

Yorba Linda’s Prices Made Headlines — But the Bigger Story Is How Homes Are Actually Selling. 👇

The market is showing healthy sales activity, but buyers and sellers are still negotiating.

Here’s what the numbers tell us:

➡️ Closed sales increased 7% to 63 homes
➡️ Total sales volume climbed 12%
➡️ Homes took an average of 24 days to go under contract
➡️ Sellers received 99% of their final asking price, but only 97.8% of their original asking price
➡️ Inventory remained steady at 161 homes
➡️ Months of supply sits at 3.1

What does this mean?

Buyers still have room to negotiate, especially on homes with price reductions.

Sellers? Pricing matters. Buyers are comparing homes carefully, and starting too high can mean price cuts later.

The headline price only tells part of the story. The real picture is in the details.

A $20K negotiation. A $15K appraisal gap in their favor. Over $10K in repairs covered. And they still walked away. 💀🏡

Welcome to Agent Horror Stories. This time, IreneSellsSoCal shares a story about a dream home, a deal that was almost too good to be true, and buyers who let rising interest rates scare them into waiting. 😬

They thought rates would drop. They thought the house might still be available. Neither happened.

The house went under contract the following week, and that once-in-a-lifetime deal? Gone. 🚩

Because sometimes the scariest thing in real estate isn’t making the wrong move. It’s waiting too long to make one.

Agents, have you ever watched a client lose a great opportunity because they hesitated? Tell us in the comments. 👀

🚨 Brea home prices are up 17%… and homes are selling ABOVE asking price. 📈

The October 2026 numbers tell an interesting story:

💰 Median price: $1.175M, up 17% year over year
🏡 Closed sales: Up 19%
🔥 Homes selling for 102% of original list price
📈 Active listings: Up 20%
⏱️ Median days to contract: 18, up from 13
📉 Pending contracts: Down 50% year over year

So, what does this mean?

Brea is still a strong market for sellers, but competition is building. More homes are hitting the market, inventory has increased to 2.4 months, and fewer homes are going into escrow.

For sellers, pricing and presentation still matter. For buyers, more options could mean more room to negotiate.

Strong prices. More competition. A market worth watching.

Your Brea agent: George Hernandez

Riverside home prices are up 6%… even as closed sales dropped 19%. 👀📊

So, what’s happening in Riverside’s market? Here’s what October 2026 shows:

📈 Average sold price: $679,000 (+6%)
🏡 Inventory down 17% to 599 homes
💰 Sellers getting about 99.5% of original asking price
⏱️ Average days on market: 21
📉 Closed sales down 19% to 170 homes

Fewer homes are available, but prices are holding strong. Sellers still have the advantage, while buyers need to be ready to act when the right home comes along.

Hesperia homes are selling for around $455K, and the good ones are still moving at full price. 🚀

Here’s what September looked like:
🏠 Median sale price: $455,000
⏱️ Days on market: 44 days, up from 37 last year
📉 Closed sales: Down 14% to 73 homes
📊 Pending sales: Down about a third to 55
🏡 Active listings: Down 13% to 335 homes
📦 Inventory: 4.4 months of supply, down from 4.9 last year

So what does that mean?

Buyers? Hesperia offers a more affordable price point and more room to choose. But the best homes are still selling at asking price, so get pre-approved before you start shopping.

Sellers? Fewer homes are selling overall, but well-priced homes are still moving. Price it right and make sure your home stands out to today’s buyers.

Hesperia is seeing fewer sales, but that doesn’t mean the market is weak. With 4.4 months of inventory, buyers and sellers are operating in a more balanced market.

Your Hesperia agent: Frank "The Tank" Vizcarra
