I sold a couple of investment properties earlier this month and investments have been on my mind…
Have you ever thought about investing?
Have you considered different types of investment properties?
• long term rental
• furnished short term rental (like AirBnB or VRBO)
• furnished mid-term (like Furnished Finder)
• flip 🙃
• multifamily (duplex, quadplex, small apt, large apt…)
These houses were owned by the same couple and used for the same purpose. They had been renting them, furnished, to the plant workers in Borger, for $200 per WEEK per Bedroom!! (So 5 bedrooms = $1,000/wk = $4,000/mo.)
Prior to that they had them as long term rentals, one went for $650/mo, the other for $750/mo.
Huge difference in the price, depending on if it’s furnished and how the lease is structured!
Someone bought both of these houses for less than $100,000 TOTAL (2 houses for the price of 1)!!
Imagine paying approximately $1,000/month, but getting paid $4,000/month! That’s a no brainer!! Right?
I’ve worked with several clients who flip houses and that’s a nice return! It’s something to consider when you need quick money.
If you are in it for the long haul, a steady long term tenant who takes good care of the house, might be the best way to go.
Or if you want to furnish it, mid-term seems like a win-win to me! You can charge quite a bit more, and you can work on it between tenants for continual upkeep and maintenance.
Idk… just some thoughts!
Let me know what you think!! Are you a landlord? The horror stories are legit, but is the benefit worth the risk? Give me the good, the bad and the ugly! 👇🏼
