Not every deal is straight forward. In fact, most are not. This property transferred from family to family and had a decent amount of unpermitted ads dating back from the 50’s and 60’s. Makes our job fun. What do you include in square footage, how do you position and market it? For starters, from the highest level of transparency. The last thing you want to deal with in escrow is a half truth where the buyer had to find out the other half of that truth after the deal was already struck. Pircing these types of properties are always a challenge because you cant price it as if everything was 100% on tax records but you also don’t want to leave value on the table either for your sellers. We came in a litle strong on value for this one and gave it a shot but after price ocrrecting, we ended up with a solid full price offer. the contingent sale was slow to close but in the end we got it done!
