Buyer's or seller's market? In Utah County right now, the honest answer is: it's balanced, and it depends on your city and price point. 🍂
📊 Utah County: about 4.2 months of supply, right in balanced territory (Utah Association of REALTORS®, Sept 2026)
🏔️ Alpine: about 7 months of supply, which gives buyers the edge (Redfin, 3 months ending Aug 2026)
⏳ Alpine homes are taking a median 63 days to sell, up from 57 last year, and selling at 97.2% of list (Redfin, 3 months ending Sept 2026)
🏡 Lehi (3.8 months) and American Fork (3.7) still lean toward sellers, and Highland (4.9) sits in the middle (UtahRealEstate MLS, 90 days ending 10/21/26)
What does that mean? In the $1M+ range, pricing and presentation matter more than ever, and buyers have time and room to negotiate. In the more affordable cities, well-priced homes are still selling close to asking.
